A new SARS VAT ruling is providing long-awaited certainty for developers and operators of purpose-built student accommodation.
The ruling confirms when student accommodation qualifies as commercial accommodation for VAT purposes and clarifies the treatment of input tax recovery, taxable rentals and the preferential VAT calculation available for qualifying long-term stays.
For businesses investing in the student housing sector, understanding these rules could have a significant impact on both compliance and project costs.
Simone Esch, Head of Tax at PKF Cape Town, explores the key takeaways and what they could mean for your business.

Anyone can say they’ve done articles.
Not everyone can say they actually grew through them.
At PKF, you’ll get the kind of experience that pushes you in a good way. More responsibility, more exposure, more learning that sticks.
If you're studying towards your BAcc, PGDA, Honours or CTA, don’t settle for the bare minimum.

When should revenue appear in your financial statements?
Under the revised IFRS for SMEs, the answer is no longer simply when an invoice is issued or payment is received.
Step 5 requires revenue to be recognised only when control of the promised goods or services transfers to the customer.
That means businesses must determine whether each performance obligation is:
• Satisfied over time, as value is delivered; or
• Satisfied at a point in time, when control passes to the customer.
The result?
Greater consistency: Revenue reflects actual performance, not billing schedules.
Greater Accountability: Management must support the judgements behind revenue recognition.
Greater Accuracy: Financial statements better reflect the economic substance of each transaction.
KC Rottok Chesaina explores how recognising revenue at the right time strengthens financial reporting under the revised IFRS for SMEs.
