Selling an investment property?
The time to talk taxes is before you close.

A properly structured 1031 exchange may allow you to defer capital gains taxes when exchanging qualifying investment or business real estate for another qualifying property. But the order of events matters.

One critical step: have your qualified intermediary and exchange arrangements in place before the sale closes. Taking receipt or control of the sale proceeds can disqualify the exchange, even if you plan to reinvest the money.

🧡 10 Ways to Care for Your Accountant This October! 🧡

October might mean pumpkin spice, fall foliage, and Halloween to you, but to your accountant, it means one thing right now: THE OCTOBER 15TH TAX EXTENSION DEADLINE! 😅

We’re in the home stretch, and our team at Dennis & Associates could use a little extra TLC. So here’s our unofficial survival guide for anyone who loves an accountant:

☕ 1. Keep the caffeine coming. Coffee, iced coffee, espresso. We’re not picky.

🍪 2. Snacks are always appreciated. Bonus points if they’re homemade. Extra bonus points if there’s chocolate.

📅 3. Respect the deadlines. October 15th isn’t a suggestion. And yes, we really do need those documents!

🚶 4. Encourage a little fresh air. Remind us there’s a world outside our computer screens.

📩 5. Send a little encouragement. A simple “You’re doing great!” goes a long way.
