CREATING ONE BEAUTIFUL HOME CAN START WITH TEARING PART OF IT DOWN. 😂🔨

Another demolition project starts next week, and the permit is officially ready to hit the door.

This detached garage took significant storm damage, and after everything these homeowners have already dealt with, it is finally coming down.

I’m still not completely convinced the insurance company gave these kind folks everything they should have received. Unfortunately, we’ve been seeing a lot of that lately.

We looked at the homeowners, looked at the numbers and told them, “We’ll make it happen.”

Now we get to make good on that promise.

America’s Construction Experts has been building out our demolition team, and one of the coolest parts has been adding a couple of local firefighters to the crew.

These guys are a freaking blast to watch.

I’m accustomed to seeing guys walk into demolition carrying sledgehammers. Our firefighters apparently find those a little boring because they show up swinging pickaxes. 😂

I mostly stand back in awe and watch them go to work.

There is an added benefit too. If the place catches on fire, we’ve apparently eliminated one step from the emergency response plan. No need to call the fire department. They’re already holding the pickaxes. 😂

What I love about this particular project is what demolition actually represents for the homeowners.

For weeks, that damaged garage has been sitting there as a reminder of the storm and everything that came after it. Insurance adjusters. Estimates. Phone calls. Questions about what gets covered and how the hell they are supposed to put everything back together.

Next week, all of that finally starts moving in the other direction.

The permit goes on the door today.

Then the crew shows up.

The pickaxes come out.

And piece by piece, the thing these homeowners have been staring at since the storm starts disappearing.

Eventually there will be something new standing in its place.

But first, we get to tear some 💩 down. 😂

What around your house would you secretly love to watch our demolition crew make disappear?

🚨 WE NEVER DROPPED THE PRICE, AND THIS HOUSE IS A PERFECT EXAMPLE OF WHY EVERY SELLER SHOULD KNOW THEIR FOUR NUMBERS BEFORE THEY EVER LIST. 🚨

363 W Lakeview Drive went pending inside seven days after we accepted a full-price offer contingent on the buyers selling their current home, with a 72-hour first right of refusal.

That result did not happen because we guessed at a number and hoped the market agreed. The home was positioned with a clear understanding of what it was worth, what condition it was in and what different selling strategies could realistically produce before the listing ever went live.

A couple of months have passed while the buyers work through the sale of their current home. We remain hopeful everything comes together, but being patient does not mean losing sight of the seller’s position. Over the last couple of weeks, the property has been quietly put back in front of buyers again, and the showing activity is beginning to pick back up.

Recent feedback reinforced exactly what the market told us from the beginning. The buyers loved the home and the view, rated the showing excellent, gave the property a 5 out of 5 and felt the price was right where it should be. Their only real obstacle was that their boat was too large for Lake Dale. 😂

That kind of feedback matters because a seller should never have to guess what the market is thinking. Showing activity, buyer reactions, inspection results, financing conditions and the actual numbers behind the property all help determine whether the original strategy still makes sense.

The market is getting more difficult, and homeowners can feel it. Buyers are watching monthly payments more closely, affordability is tighter and negotiations are becoming more aggressive. That makes it even more important to understand the property before the market starts making decisions for you.

Every house has four numbers.

A $100,000 house has them. A $500,000 house has them. A $5 million house has them.

There is a Cash number for the homeowner who values speed and certainty. There is an As-Is MLS number for selling the property on the open market exactly as it sits. There is a Fix First number that shows what the home could be worth after addressing the right repairs or improvements, and there is a Fully Remodeled number that reflects what the market may support when the property is taken all the way.

Most homeowners are only shown one number before they list.

That is where sellers can get trapped.

The price-drop game begins when the home sits longer than expected and everyone starts chasing the market downward. Five thousand comes off, then another ten thousand, while the seller tries to fix a pricing or condition problem after the listing has already gone stale.

The concession game happens when buyers discover issues after they already have leverage. Repair credits, closing costs, rate buy-downs and price reductions suddenly become part of the negotiation, even though many of those problems could have been identified before the home ever went live.

Both situations are showing up more frequently in today’s market, and a large part of the risk can be addressed before the first showing ever happens.

That is why One Beautiful Home approaches selling differently. A pre-listing inspection can identify potential problems early. Real remodeling numbers can show whether fixing something makes financial sense. The As-Is MLS value gives the homeowner a realistic baseline, while the Cash option gives another path when time and certainty matter more than waiting for the traditional process to play out.

Lakeview went pending inside seven days at full price, and months later the feedback is still telling us the same thing about how the property was positioned.

Once a home goes live, the market gets a vote.

Before that happens, shouldn’t the homeowner know all four numbers first?

WHAT IF THE RIGHT HOME ISN’T JUST THE ONE THAT FITS YOUR FAMILY TODAY, BUT THE ONE THAT CAN GROW WITH YOU TOMORROW?

We may have two offers coming this week on 1848 Westridge Drive in Dyer, but until somebody signs on the dotted line, we’re moving forward.

That means the OPEN HOUSE is still happening this Saturday, October 3rd, from 11:00 AM to 1:00 PM!

And there is a lot here to work with.

🏡 2,563 square feet of finished living space
🛏 3 bedrooms plus a separate office/den
🛁 2½ bathrooms
🛋 Additional upstairs loft
🚗 3-car garage
🏠 ¾ basement with an egress window and bathroom plumbing already roughed in
🌳 Huge fenced backyard
🎾 Park, green space, tennis courts and walking path directly behind the property
✨ New carpet
🏡 Built in 2018
💰 Offered at $469,000

The location is especially hard to duplicate if you have kids or enjoy having people over.

Open the back gate and the neighborhood park is directly behind you. There are tennis courts, a walking path, green space and sports happening throughout the week. The kids can have an enormous amount of room to play without giving up the privacy of a fenced backyard at home.

Step inside and the house continues to make sense.

The first floor has 9-foot ceilings and a large open layout connecting the kitchen and main living area. White cabinetry, granite countertops, stainless-steel appliances and a large island give everyone a natural place to gather.

The separate office/den downstairs creates another option for working from home, studying, playing or simply getting away from everybody else for a while. Upstairs, the additional loft gives the family another living space without sacrificing one of the three bedrooms.

Then you walk downstairs.

The basement isn't finished yet, and we actually think there is something pretty cool about that.

An egress window is already installed for a future bedroom, and the plumbing is roughed in for a future bathroom. The rest is essentially a blank canvas.

Instead of inheriting somebody else's basement, the next owner gets to decide what belongs down there.

Maybe your family needs another bedroom. Maybe the kids eventually need their own hangout. Maybe you have always wanted a theater, workout room, family room or another bathroom.

This is exactly where the One Beautiful Home® model becomes different.

We don't have to stop the conversation at, “Do you want to buy the house?”

America’s Real Estate Experts can help with the purchase, America’s Construction Experts can help you understand what you could change or build, and home-improvement financing may be available when appropriate.

You can look at the house for what it is today while also understanding what it could become tomorrow.

The seller has already done some homework too.

A third-party pre-listing inspection was completed before the home hit the market, and approximately 95% of the items identified have already been addressed.

Price matters too, especially when there is something this recent to compare against.

1974 Westridge Drive, right down the street, sold for $495,500 with LESS finished square footage.

1848 Westridge is offered at $469,000.

It was priced to MOVE.

No buyer-agency representation agreement is required to attend Saturday’s open house, and private tours are available if Saturday doesn't work.

Most people start searching for a home by building a checklist.

Three bedrooms. Enough bathrooms. A garage. A certain school district. A certain price.

Then every once in a while, you walk into a place and the checklist disappears.

You can hear the kids yelling from the park behind the house. You know exactly where the Christmas tree would go. Somebody has already claimed the loft. You walk downstairs and start drawing an entire finished basement in your head before anyone has even asked whether you like the house.

That is when four walls start becoming something considerably bigger.

You aren't imagining somebody else's home anymore.

You're imagining yours.

Who do you know who needs to walk through this one Saturday?

THE LOWEST PRICE DOESN’T ALWAYS TELL THE WHOLE STORY.

When homeowners compare remodeling estimates, it is easy to look at the number at the bottom and assume everything else is equal.

It usually isn’t.

Before work even begins, there can be real differences in preparation, materials, protection and the amount of time being invested in your home.

On this project, the hardwood floors were protected. The carpeted stairs received heavy-duty adhesive protection. The bedroom being used for staging was covered, and the protected path continued all the way down the hallway to the work area.

None of that will appear in the finished photos.

But that doesn’t make it any less important.

Whether you are buying, selling or remodeling a home, understanding what you are actually getting for your money can matter just as much as the price itself.

When you compare two estimates, do you ask what is included before deciding which one is cheaper?

🚨 Some of the best carpenters we’ve ever had worked with us until they retired. Now it’s time to find the next ones. 🚨

Imagine having two, four, even six months of actual remodeling projects already sitting in your pipeline waiting for you. Not leads or estimates you still have to sell. Real projects with real homeowners waiting for you to finish the one you’re on so you can come take care of theirs.

One of our carpenters is living that right now. He’s booked through January 2027, and much of his work today comes from homeowners he has already worked for, repeat clients who want him back, and referrals from people who loved the experience they had with him.

That’s what happens when you take care of people long enough.

At one point, five of our carpenters had each been with us for more than eight years, and our longest-tenured carpenter has now been with us for 13 years. We tend to find great craftsmen later in their careers, and when we find the right ones, they stay. Over the last few years, several of those guys simply retired out.

Now, through America’s Construction Experts, we’re bringing more of our installation team in-house and looking for the next group.

Maybe you’ve spent years running your own remodeling business and still love the work, but you’re tired of installing all day and then spending your nights estimating, chasing leads, scheduling jobs and collecting checks. Maybe you’d rather show up every morning, treat the homeowner and their project like your own, do incredible work and go home knowing there are months of projects already waiting for you.

Or maybe you work for somebody else, you’re damn good at what you do, and you’ve simply reached the ceiling where you are.

Right now, we’re looking for experienced people who specialize in kitchens and bathrooms, finish carpentry, flooring, roofing and siding. We’re looking for the lead people first — the men and women with enough experience that we can eventually build another person or an entire crew around them.

Craftsmanship is about 50% of what we’re looking for. The other 50% is the person walking through that homeowner’s front door. We want people who show up, communicate, protect the home, follow the system, stand behind their last name and treat people right.

We also want people who eventually want to lead and teach. If you’ve spent 10, 20 or 30 years mastering your craft, there’s tremendous value in what you know. We want to put somebody alongside you someday and give you the opportunity to pass that knowledge on.

If your idea of leadership is tearing somebody else down to make yourself feel more important, you’re not a fit for us. This business is difficult enough already. We’re looking for positive-minded people who enjoy helping others, sharing what they know and watching the people around them succeed.

We just hired a fabulous mother-and-daughter painting team, so Painting & Drywall is filled. Here’s where we still need some great people:

Kitchen & Bathroom Remodeler — $40–$55/hour

Finish Carpenter — $40–$45/hour

Flooring Lead Installer — $35–$45/hour

Roofing & Siding Lead Installer — $35–$45/hour

Right now, we have enough work in front of us to keep two great carpenters busy for roughly the next four to six months, and we’re continuing to grow.

If this sounds like you, send One Beautiful Home® a direct message. Send us a few pictures of your work, tell us what part of the trade you’re most passionate about, and tell us a little about where you are in your career.

Maybe you’re tired of chasing the work. Maybe you’ve reached the ceiling where you are. Or maybe you’re simply ready for the next chapter.

We found great people before, and some of them stayed with us until they retired.

Now it’s time to find the next ones.

Who do you know that we should be talking to?

ONE BEAUTIFUL HOME® STARTS WITH WHATEVER YOUR HOME NEEDS NEXT.

Today, that happens to be demolition.

Another permit is in hand, and America’s Construction Experts is getting ready to demolish a detached garage in Portage. We’ve been doing quite a bit more demolition lately, and something interesting keeps happening. Homeowners meet us because they need something torn down, but once that project gets underway, many of those conversations turn into something more.

One homeowner starts talking about windows. Another needs siding. Somebody else has a bathroom they have been putting off, a basement they want finished, or repairs that have been sitting on the list for years.

That is exactly what One Beautiful Home® was built to solve.

Homeownership has become incredibly fragmented. You call one company for demolition, another for the bathroom, somebody else for the windows, another person when you want to sell, and then start all over again when it is time to buy your next home.

We thought there should be a better way.

America’s Construction Experts handles remodeling, repairs, demolition, storm damage, and interior and exterior projects. America’s Real Estate Experts is there when it is time to buy or sell. America’s Private Investments provides home improvement financing options for qualified homeowners.

Together, they make up One Beautiful Home®.

None of this happened overnight. The foundation started in 2011, and over the last 15 years we have walked through more than 3,500 homes and assisted more than 1,500 homeowners across Northwest Indiana. Most people never heard about us through an advertisement. They heard about us because we worked on their neighbor’s house, helped a friend, or took care of somebody in their family.

So today we’re hanging a demolition permit on a homeowner’s door in Portage. Tomorrow that same homeowner may need something completely different.

Shouldn’t there be one place they already know they can call?

🚨 WE’RE ENTERING A WORLD WHERE THE PHYSICAL HISTORY OF YOUR HOUSE IS BECOMING A HELL OF A LOT EASIER TO TRACK. AND ON NOVEMBER 2, 2026, A MAJOR CHANGE IS COMING TO HOME APPRAISALS. 🚨

At One Beautiful Home®, we spend every day inside people's houses. Sometimes we're remodeling the home a family plans to enjoy for another 20 years, while other times we're helping someone figure out what to improve before selling. Because we work on both sides of that decision, a change coming to the appraisal industry caught our attention.

Beginning November 2, Fannie Mae and Freddie Mac are requiring a completely redesigned appraisal system for new appraisals submitted through their mortgage system.

Most homeowners will probably never hear about it.

An appraiser will still walk through the front door, look around the house and develop an opinion of value. Kitchens, bathrooms, basements, improvements and the overall condition of the property have always mattered during that process.

What happens after the appraiser leaves is where things are changing.

Under the new system, much more of what the appraiser observes can be recorded in a standardized digital format that computers can sort, compare and analyze. For mortgages going through the Fannie Mae and Freddie Mac system, that appraisal information is electronically submitted through the Uniform Collateral Data Portal.

In normal English, detailed information about houses across America is being collected in a standardized database.

Now picture your own house.

An appraiser walks through it in 2027 and sees an unfinished basement, two bathrooms and the kitchen you've been talking about remodeling for the last five years.

Life goes on.

Eventually, you save enough money to build the kitchen you've always wanted. A few years later, the basement becomes a family room, and somewhere along the way you add another bathroom because your kids are getting older and sharing one isn't nearly as much fun as it used to be.

By 2032, you decide to refinance or sell.

A different appraiser walks through the same front door, but this time the house tells a completely different story.

The basement that was unfinished is finished. Your old kitchen is gone. Another bathroom exists. Depending on what you changed, other characteristics of the property may be different too.

The person performing that second appraisal doesn't have to remember what your house looked like five years earlier because there can now be increasingly detailed digital snapshots describing the property at different points in its life.

The database can remember for them.

That's where this starts becoming much bigger than an appraisal form.

For generations, homeowners have changed their houses as their lives changed. A young couple might buy a starter home and finish the basement after having children. Someone else might knock down a kitchen wall, add a bedroom for an aging parent or finally remodel the bathroom they've hated since the day they moved in.

Technology is making the physical history of those changes much easier to track.

If an earlier appraisal describes one house and a later appraisal describes something different, computers can identify those differences far more easily than somebody digging through years of paperwork ever could.

That ability creates an interesting intersection with building departments and permits.

Homeowners are still responsible for following whatever building codes and permit requirements apply where they live, just as they were before this appraisal change. What is different is the technology surrounding the house.

As property information becomes increasingly standardized and digital, comparing one point in a home's history with another becomes easier. Artificial intelligence takes that ability even further because computers can analyze enormous amounts of structured information without somebody manually examining houses one at a time.

Nobody has announced that Fannie Mae and Freddie Mac are building an artificial-intelligence system to hunt down homeowners who remodeled their kitchens or finished their basements without permits.

What fascinates us is what happens years from now when technology no longer needs a person to remember that your basement used to be unfinished.

Imagine buying your first house at 25 years old and spending the next 30 years making it yours. You raise your children there, replace things when they break, remodel rooms when you finally have the money and change the house a hundred different ways as your family grows older.

Then one day you realize the house has been developing a digital history right alongside your family's history.

The walls may belong to you, but the information describing what happens inside those walls can live somewhere else for a very long time.

Do you believe the physical history of your house, including the changes you make to a home you own, should eventually be this easy for government and mortgage-industry systems to track?

Jamie Lee Curtis Put a Pool Table in Her Living Room in 1978. Apparently, She Was 49 Years Early. 😂

We spend a lot of time walking through homes, remodeling them and talking with homeowners about what they actually want from their space. One thing we’ve learned is that the best rooms aren’t always the ones that follow the rules.

Jamie Lee Curtis apparently figured that out back in 1978.

Old photographs from her Los Angeles home show a pool table sitting right in the living area. Not hidden in the basement. Not tucked away in a designated game room. It was right there alongside beautiful arches, warm wood furniture, vintage lighting and an antique phonograph.

Nearly 50 years later, Homes & Gardens is pointing to those photographs because that idea is making its way back into home design.

Pool tables, chess boards, backgammon sets and Mahjong tables are becoming part of the room instead of something homeowners feel like they need to hide. Some designers are even building entire spaces around beautiful game tables so entertaining becomes part of the design.

Maybe that says something about where home design is headed.

For a long time, the perfect living room was the room that looked incredible when nobody was touching anything. Maybe the next version of a beautiful home is a little less about having a room that looks perfect and a little more about creating one where people actually want to stay.

Jamie Lee Curtis may have been onto something in 1978.

Would you give up some living-room space for a pool table, or does that thing belong downstairs?

SOMETIMES REMODELING STARTS BY TEARING EVERYTHING OUT. 😳

This Northwest Indiana homeowner originally hired our team for demolition. The goal was to strip the interior back while preserving the exterior walls and the framing that would remain for the rebuild.

Then we earned the next job.

After watching our team show up, communicate and get the demolition done, the homeowner asked us to stay for the next phases, including windows, siding and the interior build-out.

That is exactly what One Beautiful Home® was designed for.

Maybe your project starts with removing a few walls. Maybe the entire interior needs to go back to the studs. Maybe you have a building that needs to come down before something new can take its place.

Whatever the starting point, we have a team that can tear it apart and another team ready to help you put it back together.

SOMETIMES THE BEST WAY TO BUILD SOMETHING BEAUTIFUL IS TO TAKE IT ALL THE WAY BACK TO THE BEGINNING.

This Northwest Indiana homeowner originally hired our remodeling team for one part of a much larger project: demolition.

The assignment was pretty straightforward. Strip the interior down, remove everything that needed to go and leave the exterior walls and the framing that would become the foundation for what comes next.

More than six 30-yard containers later, the transformation is pretty incredible.

Walls came out. The kitchen came out. Plumbing, fixtures and finishes came out. What was once a completely finished home has been taken back to the point where the homeowner can now begin rebuilding it exactly the way they want.

Something even better happened while the demolition was underway.

The homeowner watched our team show up, work and handle the project, and decided they wanted us to stay for the next phases. America’s Construction Experts will now be helping with the windows, siding and interior build-out as this house starts coming back together.

That is exactly what One Beautiful Home® was built to do.

You may only need demolition today. Tomorrow it could be windows, siding, a kitchen, a bathroom or an entire interior remodel. Instead of finding a different company every time the project moves into another phase, you can have one team help take the house from where it is today to where you ultimately want it to be.

Whether you need selective interior demolition, a complete interior strip-out or something much larger taken down, we offer free demolition and remodeling estimates throughout Northwest Indiana.
