Why Bookkeeping Matters for Any Business
Not Just for Taxes
Many business owners think bookkeeping is just about “numbers for tax time.”
But in reality, bookkeeping is the backbone of your business.
It tells you:
• Where your money is going
• Whether you’re truly profitable
• And if your business is financially healthy
These aren’t guesses — they’re real numbers from your business bank account.
The mistake I see all the time?
Businesses that are making money, but their records are messy, unclear, or incomplete.
And when there’s an audit, a loan application, or a new partner involved —
paperwork matters more than explanations.
Good bookkeeping:
✔ Protects you from costly penalties
✔ Makes audits smoother and faster
✔ Gives you peace of mind
It’s not a luxury.
It’s not an extra expense.
It’s protection and smart business.

Do You Own a Rental Home?
So how do you turn the money you spend on that home into proper tax deductions?
If you own a rental home, let me tell you something important:
Rental income isn’t just money coming in every month —
it’s also a real opportunity to reduce your taxes.
But only if you do it the right way 👇
⸻
🔹 The most common mistake I see
Many rental homeowners:
• Don’t keep regular records of expenses
• Don’t pay attention to receipts and documentation
The result?
Higher taxes than necessary ❌
⸻
🔹 Expenses you can usually deduct (that many people miss)
If you own a rental home, you may be able to deduct:
Maintenance and repairs, plumbing and electrical work, painting, homeowner’s insurance, property taxes, management or agent fees,
mortgage interest, and depreciation.
⸻
🔹 Very important note about mortgage payments
Your monthly mortgage payment usually includes:
• Loan principal
• Mortgage interest
• Home insurance
• Property taxes
• Mortgage insurance (if applicable)
👉 The interest portion of your mortgage is deductible,
and in many cases so are property taxes, home insurance, and mortgage insurance related to the rental.
Over time, these amounts can add up to thousands of dollars per year in tax savings when handled correctly.
⸻
🔹 A difference you must understand (many people don’t)
Repair = deducted immediately
Improvement = depreciated over several years
Quick examples:
• Replacing a faucet or painting → Repair
• Renovating a full kitchen or bathroom → Improvement
• Adding square footage or an extra room → Improvement

How to Pay Yourself the Right Way from Your Business**
One of the most common questions I get from business owners is:
“How should I pay myself from my business?”
It sounds simple — but getting this wrong can cost you extra taxes or even put you on the IRS’s radar.
Let’s break it down in plain English 👇
🔹 First: Your business type matters
How you pay yourself depends on how your business is structured.
🔹 If your business is an LLC (default tax treatment)
Most LLC owners simply take money out of the business when they need it.
There’s no formal payroll and no “salary.”
But here’s the catch:
👉 All of your profits are subject to self-employment tax
That’s about 15.3% on top of regular income tax.
Simple? Yes.
Tax-efficient? Not always.
🔹 If your business is an S-Corporation
This is where things change — and where many owners save real money.
The IRS expects you to:
Pay yourself a reasonable salary
Run that salary through payroll (with payroll taxes)
Take the remaining profit as distributions
The big advantage?
👉 Distributions are NOT subject to payroll taxes
This is why many growing businesses save thousands of dollars every year with the right S-Corp setup.
🔹 The mistake I see all the time
Business owners with S-Corps who:
Pay themselves no salary at all, or
Pay an unrealistically low salary
This is a red flag for the IRS and can lead to penalties and back taxes.
💡 The bottom line
It’s not just about taking money out of your business —
it’s about taking it out the right way.
A proper mix of:
Reasonable salary
Smart distributions
means:
✔ Lower taxes
✔ IRS compliance
✔ Peace of mind
