Divorce Equity Solutions

Divorce Equity Solutions At Divorce Equity Solutions, we guide divorcing homeowners with compassion and clarity, helping you protect your home, your equity, and your future.

At Divorce Equity Solutions, we help divorcing homeowners protect their biggest asset—their home equity. As Certified Divorce Lending Professionals (CDLP™), our team bridges the gap between family law, real estate, and mortgage finance to ensure your divorce settlement is structured for long-term financial success. Many divorcing couples face the question: What happens to the house? Whether you are refinancing the marital home in an Equity Buy-Out or preparing to purchase a new home after divorce, we provide clarity, strategy, and expert guidance every step of the way.

💡 What we do:

Explain the difference between a Rate/Term Equity Buy-Out refinance (often lower rates & more equity access) vs. a Cash-Out refinance (higher rates & equity limits). Review your divorce settlement agreement to ensure it supports your mortgage financing goals. Identify issues that could prevent you from refinancing, such as title seasoning, settlement wording, or equity access limits. Collaborate with your attorney, mediator, or financial advisor to create a divorce mortgage strategy that works for your future.

📌 Why work with a CDLP™? Most attorneys and mediators aren’t trained in mortgage guidelines. That’s where we come in. A CDLP™ offers a unique perspective and helps divorcing homeowners avoid costly mistakes, delays, or even the inability to refinance. By including us on your divorce team, you’ll gain confidence, protect your financial future, and create a sustainable housing plan post-divorce.

Oops… you agreed to sell the house in mediation. Now you want to keep it. 🏡😬

Didn’t call DES before mediation? Let’s talk about what may still be possible.

I’ve helped several homeowners lately explore a spouse buyout after initially agreeing to sell. If you qualify for the financing and your spouse agrees, keeping the home may still be an option. 🩷

Your existing agreement doesn’t change automatically—any changes need to be properly documented.

Matt and I can help you understand the buyout, the mortgage payment and whether the numbers work for YOU.

Before you list, explore your options!

You fought to keep the house… but can you afford to keep it? 🏡💔

I see it too often. Someone agrees to keep the home before knowing what the buyout, mortgage payment and life on one income will actually look like.

Before you sign, let’s talk:
✔️ Can you qualify for the financing you need?
✔️ How will you pay your spouse their share?
✔️ Will keeping the house leave room to live?

Matt and I help divorcing homeowners understand their options BEFORE the decisions are final.

Keep it. Sell it. Buy them out. Let’s figure out what works for YOUR next chapter. 🩷

Let me tell you something nobody talks about.

Most women plan their divorce for TWO YEARS before they ever file. Two years of quietly getting their ducks in a row while smiling at the dinner table.

I know. Because I did it.

You're not being sneaky. You're being smart. You're making sure that when you finally hit the reset button, you're financially okay — that you can take care of yourself without begging anyone for anything.

That's not cold. That's a woman who learned the hard way that hope is not a financial plan.

If you're in that quiet planning stage right now — I see you. Follow me. I talk about the stuff your attorney won't tell you, especially where the house is concerned. 🖤

Thinking about divorce? Talk to a CDLP BEFORE you file. It changes everything.

Keeping the house may be part of the divorce settlement. But can the mortgage plan actually support it?

That’s a question that should be answered before the settlement is finalized.

There are often more pieces involved than simply determining who gets the home:

• Can one spouse qualify for the mortgage independently?
• How and when can support income be used for qualifying?
• Is the proposed equity buyout financially and mortgage-feasible?
• Could the way the settlement is structured create a financing problem later?

This is why mortgage planning belongs at the beginning of the divorce process, not at the end.

As a Certified Divorce Lending Professional (CDLP®), I work alongside divorce professionals and their clients to evaluate the mortgage implications of the marital home before decisions become final.

The goal is to identify potential obstacles early, provide clarity around available mortgage options, and help the professional team make informed decisions with the financing piece in view.

If you’re an attorney, mediator, financial professional, or real estate professional working with a divorcing client where the home is part of the conversation, reach out to me. I’m happy to be a resource and help you evaluate the mortgage side of the scenario.

“My ex is keeping the house, so the mortgage isn’t my problem anymore.”

I need divorcing homeowners to hear me on this: If your name is still on that mortgage, it is still your problem. 😬

Your divorce decree can say your ex makes the payments. You can sign over your interest in the house. But neither one takes your name off the loan. If a payment is missed, your credit can take the hit too.

I see people agree to “they’ll keep the house and refinance later” without finding out whether that refinance is even possible. Then later comes, the loan can’t get done, and both people are stuck dealing with a mortgage they thought was settled.

Mediators, attorneys, and financial advisors: please bring a CDLP® into the conversation before the housing terms are signed. Let’s look at the numbers, the loan options, and a realistic timeline while there’s still room to make a plan.

Divorce may end the marriage. It does not automatically end the mortgage.

Have you seen someone get caught in this situation? Tell me in the comments—or share this with someone who needs to hear it. 🩷

S**T I DON'T CARE ABOUT as your CDLP 👀

Not whose fault the divorce was. Not who cheated — that's drama, not paperwork. Not your ex's new girlfriend's opinions. Not who "deserves" the house more. Not the fight over the couch. Not what your friends think you should do.

Here's what I DO give a s**t about:

✅ Whether you can actually AFFORD to keep the house
✅ The equity split and buyout numbers
✅ Getting the mortgage plan done BEFORE the decree locks you in
✅ Deadlines, dates, and paperwork that protect the house

Drama doesn't qualify you for a loan. Numbers and timing do. That's why you call a CDLP before mediation — not after the paperwork's signed. 💪

Ladies... hear me.

The end of a marriage is NOT the end of YOU.

One of my favorite women got served divorce papers and smiled - because she knew the universe was just clearing the path to something better.

But here is the part nobody posts about: it is not the divorce that wrecks your finances. It is the mortgage mistakes made during it.

If there is a house in your divorce, get a CDLP on your team on DAY ONE. Not after the papers are signed. Day one.

The decree said SELL.
She said NO. 💅

Her divorce decree ordered her to sell the house by a certain date. That date came… and she decided she wanted to keep it.

Her ex wasn't having it — the decree said sell, he wanted his money right away. So I reached out myself, ran the numbers, and showed him he'd actually walk away with MORE if she bought him out instead of selling in this market.

He agreed. We structured an equity buyout — he got paid, came off the loan and the deed, and the home became 100% hers. No sale. She kept her house. Everybody moved on to the next chapter.

This is what a CDLP does. Circumstances change — and when both parties are willing, there can be another path. But you need someone who knows how to structure it.

💥 BRUTAL TRUTHS for divorcing homeowners. Read it twice.

1️⃣ Your ex is not your teammate anymore. Stop splitting the house like they are.

2️⃣ Can't afford the payment alone? You can't keep the house. Math doesn't care about your feelings.

3️⃣ "We'll deal with the house later" is how you end up furious and moving.

4️⃣ Nobody's protecting your equity. That's your job now. Act like it.

I know this stings. But you know what stings more? Losing the house because everyone was too polite to say the hard stuff out loud.

If a home is in your divorce, talk to a CDLP BEFORE you sign anything — not after the damage is done.

🏠 DIVORCE MYTHS that cost people their homes — busted.

❌ "We have to sell the house."
✅ Not necessarily. Buyouts, refinances, and equity splits keep people housed every day.

❌ "The higher earner keeps the house."
✅ Courts divide equity — and lenders qualify whoever can actually afford the payment.

❌ "You can't get a mortgage mid-divorce."
✅ You absolutely can, with the right structure and paperwork.

❌ "Both our names are on the deed, so we're fine."
✅ The deed isn't the mortgage. Somebody still owes the bank — make sure it's the right somebody.

Divorce is hard enough without losing the house over bad information. If a home is involved in your divorce, talk to a CDLP BEFORE you sign anything.
