Staging is not about expensive furniture; it is about helping buyers imagine themselves in your home. 🏠✨

A few principles that make a real difference:

🧹 Declutter ruthlessly — remove personal items and excess furniture
💡 Maximize light — open blinds, replace bulbs, clean windows
🌿 Add subtle life — fresh plants, neutral flowers, a bowl of fruit
🎨 Neutralize the palette — paint over bold walls with warm neutrals
🚪 Start at the front door — curb appeal sets expectations before they walk in

You do not need to spend a lot to make your home feel like the best version of itself.

What you need to know....

There's been some talk about whether mortgage rates could climb to 9%. Here's some perspective.

Getting there would take a rare mix of things, all lasting a full year: a booming economy with no slowdown in jobs, the Fed raising rates more than expected, and the conflict in Iran continuing to keep oil prices high.

That's an unlikely combination. So, don’t let it make you worry.

Have questions about mortgage rates? Drop them in the comments. That's what a trusted agent is for – keeping you informed so a headline never makes your decisions for you.

Timing the market is never the only factor. Strategy and preparation matter just as much. Here’s what sellers should be thinking about right now:

📊 Market timing vs. opportunity: Waiting for lower rates may also mean more competition and shifting buyer behavior
👀 Buyer demand is still active: Well-priced homes continue to attract serious buyers, even in higher-rate environments
💰 Equity position matters: Many homeowners are sitting on usable equity that can help fund their next move
🏠 Pricing + presentation strategy: The right positioning can have more impact than timing alone

Buying a home for the first time can feel overwhelming, but the process is more structured than it may seem. 🏡🔑

Here’s a simplified roadmap:

1️⃣ Get pre-approved: Understand your budget and financing options before you start seriously searching.
2️⃣ Search strategically: Focus on the location, features, and lifestyle priorities that matter most to you.
3️⃣ Make an informed offer: Consider the home’s value, local market conditions, financing, contingencies, and other terms, not just the asking price.
4️⃣ Review the home and paperwork: Complete a home inspection where applicable, review disclosures and important documents, confirm financing and insurance requirements, and address any conditions before moving forward.
5️⃣ Close on the home: Complete your final walkthrough, sign the necessary documents, and receive the keys once the transaction is officially closed.

Every purchase is different, and having the right guidance is crucial.

Ready to take the first step toward homeownership? Let's connect and build a plan for your purchase from start to finish!

What you need to know....

The Fed is raising the Fed Funds Rate to cool inflation, and that can keep upward pressure on mortgage rates for a while. But you can still make a move that works for you.

It just takes the right strategy.

Buyers need to know their real budget at today's rates. Sellers need a price and plan that fits what buyers can afford right now.

Relief on rates could take some time. If you're thinking about a move, let's put together a game plan built for today's rates, so you'll know your next step.

U.S. Listings Rise 2.6% in Late Summer
We’ve seen a notable shift in the late summer real estate market: new US home listings increased by about 3% month-over-month in mid-Q3, reaching their highest point in more than four years. This change is partly due to some relief in the mortgage-rate lock-in effect, allowing more homeowners to consider selling. Total homes available for sale also climbed by around 4% month-over-month, which has expanded the choices for buyers as sellers respond to slower market conditions across the country.

Interestingly, while supply grew, pending home sales stayed nearly flat and closed sales dipped slightly—buyers are weighing their options carefully as more homes come onto the market. Elevated housing costs continue to influence demand: with a median US sale price near $399,000 (up 2% year-over-year) and average mortgage rates hovering around 7%, many are staying patient. However, this increase in listings offers buyers greater room to compare properties and negotiate on price, repairs, or closing costs. In fact, about 60% of homes sold below their original asking price in mid-Q3.

My commitment is to keep you informed about these changing trends, so whether you’re considering buying or selling, you’ll have the guidance and insight needed for a positive, well-informed experience.
