An eligible business purchase may receive accelerated treatment under current law, but acquisition timing, placed-in-service timing, property type, and other requirements still matter. A deposit or order date alone may not establish eligibility. Review whether acceleration is useful given your current and expected future income. The largest current deduction is not automatically the best overall decision for every taxpayer.
Depreciation allocates eligible property costs under tax rules; it does not mean the purchase was free. Current law provides 100% bonus depreciation for qualifying property acquired and placed in service after January 19, 2025, subject to the applicable requirements. A rental building and its land do not automatically qualify as one immediate write-off. Cost segregation identifies eligible components, but classification, timing, basis, and substantiation still matter. Passive-activity, at-risk, and other limitations may restrict the deduction you can use now. Model the later sale as well, including possible recapture. Evaluate an acquisition on its economics before treating a projected deduction as the reason to buy.
Have eligibility and deduction timing reviewed before relying on a bonus-depreciation projection.
