In 1966 a 65 year old who retired by the age of 83 or so, saw the Dow Jones industrial average go from 1,000 to 1,000.
Today a 60 year old who wants say $8,333 a month for the next 40 years (live to a 100) expects a 3% return over inflation. So if inflation is at 7%, you'd need 10% to get 3%). You need 2.4 million dollars.
Most likely market conditions will be more like 1966 to 1983 than 1998 to 2024. 1998-2024, the Chinese kept inflation low and the market went from 10000 to 40000.

My prediction for Florida is starting to happen. I predict by the middle of 2025, only cash buyers will be able to buy properties. In other words a wealth transfer. The reason insurance companies. Greater carrying costs and salaries which don't support the costs.
Lucky for me I'm an MBA CPA in South Florida.

Question: AI can't put information on forms but can do calculations. Why not eliminate forms and have Artificial Intelligence ready digital documents?
For instance our W-2's could come in the form of a read only word or excel document. Then AI could read it and do the calculations? We could even require companies to create 2 versions.
Many office jobs require information to go from one place to another. This could cut all of our mundane office jobs by 50% which its difficult to find help in!
I know more of a LinkedIn post than Facebook.😀

The cap rate in the Miami/Fort Lauderdale at existing rents is less than 6.5%. Cap rate is what you'd yield if you bought a rental property today and collected rents at existing prices. The12 month yield of a treasury is 5%. So the risk premium is less than 1.5%.
If you are a willing seller, I don't think anyone will come back and say your timing was bad even if market prices continue to climb.

I'm writing a post when the federal reserve raises rates, when wage inflation is substantially less than overall inflation. So, I asked Chatgpt and it said "To give a precise answer or explore historical instances, one would need to analyze specific periods of interest rate adjustments by the Federal Reserve, comparing them with available data on overall inflation and wage inflation rates during those times."
I thought I was asking it to do the work? All it could do is say when I ask anyone under 40, its too hard! Good luck with the AI market cap.🧐🤪🙃

Moishe Mana is on my mind!
Perseverance is genius in disguise. The founder of Moishe Moving. He is a billionaire and started his company from the comfort of a NYC park bench. If I have too I will live in squalor quarters. A tent even. I imagine my son will follow Mr. Moishe's lead, some day. We've lived in a tent in Massachusetts and NJ for 6 months. A better education than some expensive college could give. Some of my best times. I often tell him, get a van, a contractor's license, a hotspot and a website and live in a tent again if you have too. Freedom is not having somebody having the power to give you the boot. There are campers down the street across from the juvenile detention center. Give me a camper and a hot spot, i'll build my empire I say!

My MBA didn't teach business cases about Mr. Moishe or anyone else who built an empire from a park bench. They should have! Their education full of financial equations with constants which was disproven by the Black Swan author in 1996. Rather, the MBA programs should say you can't pay your student loans (because we suckered you to get here), well go get a tent and hot spot and move on! Mr. Moishe's case study is just that. Find out how he managed being on a park bench despite owning 3 Moishe Moving Vans. Take a simple idea and become a billionaire. That's the education I wanted!
