The four-legged mortgage advisor has spoken. Again.
-Switch🐶

You’ve found the house. You’re under contract. And suddenly that new sofa, dining table and 85-inch TV are looking *really* tempting…

**Step away from the credit card.** 😂

Large increases in credit-card balances can affect your credit utilization and debt-to-income picture, while missed or late payments can hurt your credit — exactly the kinds of changes you don’t want while your mortgage is moving toward closing.

Until those keys are safely in your hand:

🐶 Sit.
🐶 Stay.
🐶 Pay your bills.
🐶 And maybe leave the furniture shopping for AFTER closing.

Think Kingston is still just **“way out there in the middle of nowhere?”** 👀

Kingston itself is changing quickly — but so is the Corkscrew corridor around it.

Builders are moving, homes are going up, conveniences are growing, and there’s much more planned for this part of Estero.

Your four-legged mortgage advisor has spoken.

That shiny new job opportunity may be fantastic. Starting your own business may be something you’ve dreamed about for years. But if you’re in the middle of buying a home, talk to your lender BEFORE making the change.

Changes to your employment or income can affect how your loan is qualified — and nobody wants a surprise between “we found the house!” and closing day.

So until those keys are safely in your hand:

🐶 Sit.
🐶 Stay.
🐶 Keep the job.

**A LOT can change in Kingston in just 30 days.** 👀🌴

New construction is moving, builders are making progress, and this community is starting to look a whole lot different than it did just a month ago.

☕️ **It’s National Coffee Day… so obviously we need to discuss the important things.**

When you’re looking at a house, where are you drinking your first cup of coffee?

Front porch?
Lanai overlooking the pool?
Kitchen island while everyone else is still asleep?
Or are you firmly in the *“do not speak to me until cup #2”* camp? 😂

Because we can talk square footage, countertops and interest rates all day long…

But sometimes choosing a home comes down to imagining the little everyday moments you’ll actually have there.

And personally, **“Where would I drink my coffee?”** isn't the worst real-estate test I’ve ever heard. ☕️🌴🏡
