“I’m waiting for rates to drop”

To what?

Here’s the math nobody runs. Say you’re eyeing a $650,000 home. You wait a year hoping rates fall from 7.375% to 6.625%. If you get it, your payment drops about $295 a month.

But when rates drop, everyone sitting on the fence jumps back in at the same time. More buyers, same houses. If prices rise just 5%, that same home now costs $36,000 more.

So you waited a year to save $295 a month, and paid $36,000 more for the same house. It would take you roughly 15 years of those savings just to break even.

You can refinance a rate later. You can’t refinance the price you paid.

I built a calculator so you can run this on the house you actually want. Comment WAIT and I’ll send it to you.

Example assumes a $650,000 purchase, 10% down, 30-year fixed, principal and interest only, and 5% price growth over 12 months. For illustration only, not a loan offer or commitment to lend. Rates and programs change and not all buyers will qualify.

09/30/2026

You found the perfect home. Then you lost it because your house hadn’t sold yet.

I’m hearing this more than ever. With so many homes sitting on the market right now, sellers don’t want to accept contingent offers. They have no idea how long it will take for your home to sell, so they move on to the next buyer.

My most successful homeowners are doing something different. They’re using the equity in the home they already own to buy the next one first. No contingency. They find the home, make the offer, and get it. Then they sell their current home without all the pressure.

Whether there’s a baby on the way, a relocation, or a new chapter, the right home won’t wait for yours to sell.

Comment MOVE FIRST and I’ll send you a DM so we can talk through your situation and see if this is a fit for you.

Subject to credit approval and qualification.

The 10-year Treasury just hit its highest level since 2007, and mortgage rates crossed 7%. If that has you wondering whether 2008 is about to repeat itself, you’re asking the right question.

I was writing mortgages in 2007. Back then, the problem started inside housing, with loans made to people who couldn’t repay them. Today, rates are high because the economy is running hot. Same number on the screen, very different story underneath.

And here’s what the headlines are missing. A record 42% of listings have cut their price. Sellers are feeling these rates too, which means buyers have leverage we haven’t seen in years. You can negotiate the payment, not just the price, through seller paid rate buydowns, closing cost credits, and real room to ask for repairs.

I can’t tell you where rates go next. Nobody can. But I can tell you this kind of negotiating power doesn’t usually stick around.

09/22/2026

Rates are back in the 7s and everyone’s telling you it’s a great time to buy

But nobody’s showing you how

So here’s the math on a $600K home, 10% down:

Full price at 7.375%: $4,252/mo
Lowball $20K: $4,126/mo (saves $126)
Full price + $20K seller credit to buy the rate down to 6.5%: $3,937/mo (saves $315/mo, over $3,700 a year)

Same net to the seller. Way better deal for you.

While everyone else waits on the sidelines for rates to drop, the buyers who move now get the leverage, the lower payment, and the house before the crowd comes back.

You can’t control the rate. You can control the deal.

Save this for when you’re ready to write an offer.

A 5.99% rate on a $539,000 home in Bend. 🔑

Not a temporary buydown. Not a rate you refinance out of later. The seller and NEO Home Loans put up $27,287 in credits to permanently buy this rate down for the buyer.

What that does:
💰 Saves over $400 a month vs. today’s rates
🏡 If you were qualified at $475,000, this $539,000 home lands at about the same payment
📆 The rate is locked in for the life of the loan

That’s what engineering affordability looks like. We can’t control the market, but we can control how the deal is structured. Hear it straight from the seller in the video.

Want the full breakdown on how we did this? DM me the word DEAL and I’ll send you everything.

Most buyers are being told the same thing: wait for rates to come down. That could take months. It could take years.

We’re not waiting.

On this listing, the seller and I teamed up to permanently buy the buyer’s rate down to 5.99%, compared to today’s market rate of 7.25%.

What that means: roughly $433 less per month, every month, for as long as you keep the loan. And with 3.5% down, you’re in for about $18,500 instead of the $50,000-plus a conventional buyer would need.

This could be a fit if you’re:
A first-time buyer who’s been told to “just wait”
Approved last year but priced out when rates climbed
Sitting on enough for a smaller down payment, but not a big one
Ready to buy now and don’t want to bet on a future refi

Big thanks to listing agent Justin Scott | REALTOR® | Lic. 201257899 🦊🚩 and his seller for being open to structuring the deal this way. This is what happens when agents, sellers, and lenders work together for the buyer.

We can’t control the market. But we can control how the deal is structured. That’s engineering affordability.

Special financing incentive available. This home qualifies for a reduced interest rate when financed through NEO Home Loans, the preferred lender. Participation is optional; buyers may use any lender of their choice. Interest rates change daily. Example based on a purchase price of $529,500 with 3.5% down ($18,532), FHA 30 year fixed financing, and a credit score of 740. Loan amount of $519,909 includes the FHA upfront mortgage insurance premium. Interest rate 5.990% (6.793% APR). Estimated monthly payment of $3,704.66, which includes principal, interest, taxes, insurance, and mortgage insurance. Estimated cash to close $28,498.01. Compared to a market rate of 7.25% as of [date]. If your personal situation differs, we can show you how that would look with this incentive. Contact the listing agent or us for more details.

Business owners get stuck in a strange spot.

Your CPA’s job is to lower your taxable income. Write off everything you legally can, show a smaller number, and send a smaller check to the IRS. That’s smart tax strategy.

But when you apply for a mortgage, most lenders ignore what your business actually brought in. They look at your net income after write offs.

Example: your business takes in $100K and you write off $80K. Most lenders will only count $20K as your income. Great for your tax bill, terrible for getting qualified.

That’s why so many business owners get told they need to stop writing things off and start claiming more income for a couple of years before they can buy. That approach can cost you a lot in extra taxes.

There’s another way. Some loan programs qualify you based on your business cash flow instead of your tax returns

A real client of ours:
📈 $680K in gross sales last year
📉 Tax returns showed a $200K loss
🏦 We used 12 months of business cash flow to calculate her income
🏡 She qualified for a $1.4M home with 20% down

She kept her tax strategy and still bought the house. Now she owns another asset that grows for her over time.

A lot of lenders simply don’t offer these programs. So if you’ve been told no, the problem may have been the lender, not you.

$539,000 house. $475,000 payment.

Rates went up again this year, and a lot of buyers feel priced out of Bend. So they start looking at Redmond, Prineville, La Pine, anywhere a little more affordable.

But what if you didn’t have to leave?

The seller on this listing is offering a big incentive that permanently buys the buyer’s interest rate down into the 5s. That saves over $400 a month compared to today’s rates.

Translation: if you were qualified at $475,000, you could buy this $539,000 home with about the same monthly payment.

We can’t control the market. But we can control how the deal is structured. That’s what engineering affordability looks like.

Would you rather 👇
Buy in Bend with a rate buydown
Move farther out for a lower price

Most business owners assume they need 2+ years of strong tax returns before they can qualify for a mortgage.

That’s not always true.

I recently worked with a business owner who launched their company in 2024. Like many startups, the first year showed a loss after equipment purchases, startup costs, and investing back into the business.

Fast forward to 2025, and the business had a great year with strong revenue and income.

The problem? Most banks average the last two years of tax returns.

When they averaged a loss year with a profitable year, it made the business look far less successful than it actually was today.

Fortunately, there are loan programs specifically designed for newer business owners that allow us to use the most recent year’s income instead of averaging in that startup year.

That one difference completely changed what was possible and helped this client qualify for a home.

If you’re self-employed and have been told to wait another year or two before buying, don’t assume that’s your only option.

There may be financing strategies available that are built around how business owners actually operate.

Are you a business owner who has ever been told you don’t qualify because of your tax returns? Drop a comment below or send me a DM. I’d be curious to hear your experience.
