Thinking About Selling? Don't Wait Until January to Ask This Question. “Would there be a tax advantage to selling my property before Dec 31? - would there be an advantage in reduced seller pricing, if I bought before Dec 31, 2026? Good questions no matter what side of the fence you are on. As we approach the end of the year - I am sure there is a win/win that every homeowner or homepurchaser should explore:
The answer is most likely YES — which is why January is too late to start asking the question. Dec 31 usb't automatically a tax- saving deadline. Its's a tax-planning deadline.
For some homeowners, investors and landlords, which year the property sells and closes can make a financial difference. If It's your primary residence, you may qualify for the
federal capital-gain exclusion — generally up to $250,000 for an individual or $500,000 for certain married couples filing jointly, provided IRS requirements are met.
If it's a rental or investment property, depreciation, capital gains, existing losses and operating costs and your overall income can affect the tax picture. Some investors may also want to explore a 1031 exchange before selling.
So why wait?
