We see so many investors scrambling during tax season, frustrated by a massive bill they didn't see coming. But here is the truth: your April bottom line is actually decided right now, during Q4 year-end planning.

October is the exact moment we need to transition from just reactive filing to proactive tax planning. By reviewing things like your passive activity loss rules and lining up your final asset moves before the year closes, we can keep more of your capital where it belongs.

You work way too hard to build your portfolio just to hand the profits back to the IRS. Let's sit down and map out your year-end game plan while we still have time to make an impact.

“Real estate professional” is not simply a job title or a description of how much real estate you own.

For federal tax purposes, the IRS generally requires both:

More than 750 hours of services during the tax year in qualifying real property trades or businesses in which you materially participate.

More than half of your personal services in all trades or businesses to be performed in those real property activities.

Meeting those requirements does not automatically make every rental loss deductible. Material participation and the details of your rental activities may also matter.

If you are considering this strategy, keep detailed time records and speak with a qualified tax professional before relying on it.

Your books should do more than record transactions. They should help you understand what is happening inside your business.

Start with these 3 questions:
What did we actually earn?
What do we owe?
What is coming due and which areas are creating the strongest return?

Revenue, profit, invoices, and cash collected can tell different stories. Reviewing your books alongside bills, payroll, tax obligations, debt payments, and cash flow information can give you a clearer foundation for business decisions.

If your financial reports are not giving you clear answers, book your discovery call: https://scheduler.zoom.us/diana-hollister/discovery-call 💙

The final quarter is a valuable time to review profitability, cash flow, payroll, upcoming purchases, charitable goals, and year-end tax opportunities.

You do not need to have every answer before starting the conversation. You just need enough clarity to know what deserves attention next. Book your discovery call: https://scheduler.zoom.us/diana-hollister/discovery-call 💙

Selling an investment property? Start the tax conversation before closing.

Your adjusted basis, capital improvements, depreciation, selling costs, and potential gain may all need to be reviewed.

If you are considering a 1031 exchange, remember that it is not simply a matter of reinvesting the proceeds. A qualifying exchange must be evaluated and properly structured before the transaction is complete.

You may not need a full-time CFO to benefit from high-level financial strategy. Fractional CFO support can help growing businesses evaluate cash flow, pricing, expansion plans, hiring decisions, and major investments.

The goal is not more meetings. It is better information for important decisions. Email [email protected] to explore whether this support fits your next stage.

Hobbit Day is a good reminder that progress does not always come from one dramatic move.

For business owners, small financial habits like keeping the books current, reviewing cash flow, tracking expenses, and planning ahead can create a much clearer picture over time.

What is one financial task you have been putting off?

A P&L is more than a report to send to your CPA and forget about.

It can help you evaluate revenue, expenses, margins, recurring costs, and business performance. When paired with your balance sheet and cash flow information, it can also support better conversations about pricing, hiring, spending, and growth.

If your reports are difficult to understand, you should not have to make important decisions based on guesswork.

Ahoy, mateys! 🏴☠️

It’s Talk Like a Pirate Day, and Zorro is reporting for duty as Synergy CPA Group’s newest office pirate.

His official advice? Keep your books shipshape, know where your treasure is going, and do not let important financial details drift out to sea.

Real estate investors, your records should be organized before you need them.

For every property, keep these three categories together:
1. Purchase and closing documents
2. Improvement records and invoices
3. Income and expense records

Keeping repairs and improvements separate is important because they may receive different tax treatment. Organized records can also make future tax planning, refinancing, selling, and portfolio reviews easier.

Instead of saving everything in one folder called “real estate stuff”, create a separate digital folder for each property.
