DSCR loans are built different. Instead of asking “How much do YOU make?”, we ask “Does the PROPERTY pay for itself?”

That’s why DSCR is 🔑 for investors who want to:
• Purchase faster
• Access equity
• Keep personal finances out of it

Real estate should work for you, not the other way around.

DSCR (Debt Service Coverage Ratio) loans may be a great option for investors who want a more streamlined way to qualify. 📝

Rather than analyzing personal income, DSCR loans look at whether the rental property can support its own payment based on current or market rents. This makes them especially useful for investors who are self-employed, scaling a portfolio, or reinvesting profits.

At Supreme Lending, we work with DSCR programs that offer flexibility across property types and investor strategies, helping buyers focus on smart acquisitions, not paperwork overload.

DSCR isn’t the right fit for every deal, but when the numbers work, it can be a powerful tool for investors. 💰

DSCR loans are subject to loan program guidelines, borrower eligibility, and property requirements. Not all borrowers or properties will qualify. This is not a commitment to lend.

Good news for homebuyers!

Supreme Lending is making the new 2027 conforming loan limits available early for eligible new loan applications starting September 14. That means qualified borrowers can finance more home with a conventional loan before needing to explore jumbo financing.

So what does that mean for you?

🏡 You may be able to purchase a higher-priced home while still using a conventional loan.
💰 In some cases, that can mean more competitive financing options and greater flexibility.
📍If you've been wondering whether your dream home fits your budget, this update could open new possibilities.

Every homebuyer's situation is different, and loan limits are just one piece of the puzzle. If you're thinking about buying, moving up, or simply want to know how these new limits could impact your options, we'd be happy to help you build a strategy that's right for you.

Mortgage rates ticked up again this week, with Freddie Mac's 30-year fixed conventional at 6.76% (VA and FHA typically running slightly under that). Rates have climbed two weeks in a row, largely due to rising oil prices and renewed U.S.–Iran tensions pushing Treasury yields higher.

All eyes are now on the Fed's July 28–29 meeting. Most economists still expect the Fed to hold its benchmark rate steady, but inflation concerns tied to the Middle East situation could keep mortgage rates choppy in the near term regardless of what the Fed decides.

My take: volatility like this often creates a window. Buyers who move now may find more room to negotiate seller concessions while other buyers wait on the sidelines. That said, no one — including me — can predict with certainty where rates or home values go from here, especially with geopolitical factors in play. If you're weighing your options, I'm happy to run the numbers with you so you can decide what makes sense for your situation.

#2

If you've been waiting for rate to decrease to buy? Now may be your best option for a long time. FED has moved the market. Rate should be less of a concern versus what are you comfortable paying to start growing equity.

June FOMC meeting: Fed officials are divided: Some believe inflation could cool and justify lower rates while others believe inflation remains a threat and rates may need to move higher.

Heading into the next Fed meeting (July 28–29): "The Fed is expected to hold rates at the end of July, but has shifted from possible cuts to whether inflation could force rates higher. Waiting for lower rates is no longer a one-way bet."

If rates move higher later this year, a 0.25% Fed hike does not automatically translate into a 0.25% mortgage rate increase, but it often puts upward pressure on borrowing costs and Treasury yields.
