A calculator tells you what a payment could look like. A mortgage lender tells you what your payment will actually look like.
Online calculators are a great starting point but they're working with averages, not your actual numbers. They don't know your credit score, your real rate, or the stuff that changes your payment (taxes, insurance, PMI, HOA). A lender does. I catch things before they become problems, and tell you not just "can you afford this" but help you decide "is this the right move for you."
Estimates are free. Getting it right takes an actual conversation.
