PASALO / ASSUME BALANCE....
Ano nga ba ang "PASALO o ASSUME BALANCE" para sa mga nagtatanong sa mga post ko dito. Ang Pasalo or Assume Balance ay ipapasa ni 1st Owner ang property nya. Why? Uuwi na sa province si 1st Owner o kaya naman nagigipit sya "hindi na nya kayang bayaran lalo na ngayong panahon ng Pandemia"
Ano2 ang madalas na package sa "Pasalo"? Madalas ito ay palugi para lang maisauli sa 1st Owner ang nagastos nya, Cash mong babayaran si 1st Owner dahil kaya nya yan pinasalo dahil wala din syang pera. Madalas yung downpayment at yung mga naihulog nya sa Pagibig or Bank Amortization ang isasauli mo sa 1st Owner.
Kadalasan pa sa Pasalo ay never pa natirhan ang House or Condo Unit. Brand New karamihan. If kakilala mo si 1st Owner pwede mong makuha ang Pasalo ng hulugan din. Pero kapag hindi mo kakilala, as expected yan po ay Cash Basis pero pwede mong tawaran sa 1st Owner.
Ano2 naman ang advantages at disadvantages ng Pasalo Units?
Sa advantages po muna tayo. Unang advantage nito ay "Lipat Agad" real na real ang lipat agad dahil na Loan Take Out na ni 1st Owner and Ready to Move-In sya talaga. After nyo magkasundo ni 1st Owner at may Internal Deed of Sale na kayo sa Law Firm good deal na po yan at pwede ng lumipat sa specific property si 2nd buyer.
Ang tanong now pwede bang mailipat sa name ni 2nd buyer ang title ng property? Yes na yes ang sagot dyan. Ano2 naman ng pwdng gawin ni 2nd buyer? 3 po option dyan:
1. If may pang Cash kayo pwede nyong bayaran ng cash sa Pagibig or Bank yung ni loan ni 1st buyer para makuha agad ang title at ng ma transfer sa name ni 2nd Owner.
2. If wala naman kayong pang Cash edi e continue nyo na lang muna yung loan ni 1st Owner. If wala kang requirements As Is muna sa name ni buyer ang loan dahil may internal Deed of Sale naman kayo.
3. If wala ka pang Housing Loan kay Pagibig or kay Bank pwede mo din e process ang name transfer nyan even huhulogan mo yan. Pero need mo din mag submit ng regular requirements and personal processing po yan.
Isa pang advantage sa Pasalo once nangungupahan ka rin lang much better pa ito. Why? Dahil ito ay magiging sayo, kapag nagre rent ka forever kang may utang sa Landlord mo. Yong investment mo lang talaga here ay yong pagsauli sa Cash Out ni 1st buyer.
Ano naman ang disavantage sa part ni 2nd Owner? Ito yong nasa #2 ng Advantage portion. Nagiging disadvantage dahil hindi agad2 ma transfer ang title sa 2nd Owner kapag hindi compliant sa docs requirements si 2nd Owner. Yong Deed of Sale nyong dalawa muna ang hawak ni 2nd Owner.
Ano din ang disadvantage sa part ni 1st Owner kapag pinasalo nya Unit nya? Risky din sa part ni 1st Owner ang pagpapasalo sa hindi nya kakilala. Why? Kapag hindi binayaran ni 2nd Owner ang amortization "On Time" masisira record ni 1st Owner and worst pwede syang ma "Blacklist" at hindi na pwedeng makapag Housing Loan Forever. Kaya may mga Developer na during Reservation period ini explain na sa "Relatives" lang pwedeng magpasalo ng Unit.
Para po sa mga taong nakabili ng assume at may proof of income pwede po kayo lumapit sa akin para mailipat po sa pangalan nyo ang property.
Para naman po sa gusto magpabenta ng property or mag pa assume balance pwede po kau lumapit sa akin para sa una pa lang maayos na po mga Documents ni 1st Buyer to 2nd Buyer.
Sana po nakatulong ako sa mga taong gustong magkaroon ng Bahay at Lupa ito man ay hulugan thru Pagibig and Bank Loan or Pasalo (Assume Balance).
