If kumuha ka ng house sa subdivision through PAG-IBIG, take note of these tips:
โก๏ธAlways pay your monthly amortization and monitor it online via virtual pag-ibig website. They don't send monthly bills so pay your monthly amortization diligently para di lumobo utang mo.
โก๏ธYung binabayaran mo na monthly amortization, naku ang liit lang ng napupunta nyan sa principal. I asked the staff sa pagibig and they told me about the breakdown of my P9,555.34 Monthly Amortization:
P7,166.67-interest
P235.80-Fire
P360-insurance
P1,792.87-Principal ๐ญ
= P9,555.34 total monthly Amortization
Diba ang liit ng kaltas sa principal. Ang laki ng bayad sa interest. ๐ญ
โก๏ธThis is how you compute your monthly interest. Bigay ko na example yung amin.
1.6M = principal (total amount ng utang namin)
5.375% = annual interest
divided by 12 months
1.6M x 5.375% รท 12 = P7,166.67
โก๏ธThat's why, it is highly recommended to pay in advance sa principal mismo if you have extra money para lumiit din ang interest na binabayaran mo. For example, after 5 years, 1M na lang principal mo so 1M x 5.375% รท 12 = P4,479.17
โก๏ธDi bababa ang monthly amortization mo BUT because smaller na ang interest, BIGGER na ang kaltas sa principal mo.
โก๏ธIf you have extra money and you want to pay in advance, go directly to pag-ibig office and sabihin EXCESS TO PRINCIPAL yung payment mo.
---For example, magbabayad ka ng 50k and
10k ang monthly amortization,
the excess which is 40k will be deducted directly sa principal amount mo. So nakabayad ka na ng monthly Amortization, nabawasan pa principal mo.
โก๏ธIwasan mag advance payment sa monthly amortization sa bayad centers. Mababa lang nababawas nyan sa principal mo. Bayad ka na lang sa principal.
---For example, if nag bayad ka sa payment centers ng 50k for your monthly amortization, meaning you don't need to pay for 5 months kasi nag advance ka na sa monthly amortization mo. Pero ang liit lang ng kaltas nyan sa principal mo.
โก๏ธYou can pay the principal ONLY IN PAG-IBIG OFFICE not in bayad centers.
โก๏ธFor example, nakabayad ka na ng monthly mo sa bayad center last April 1 tapos may extra money ka pala before your due date and you want to pay in advance, pwede pa yan. Punta ka ng pagibig office and say you'll pay DIRECT TO PRINCIPAL. Para whole amount na mabayad sa principal.

6 Steps Bago Bumili ng Lupa
Step 1
Unang-una basta't dumating yung ahente (real estate agent) o kaya yung may-ari ng lupa at sinabing pinagbibili niya ang LUPA niya, ang UNANG KUKUNIN MO ay yung kopya ng TITULO.
Sapagkat dapat mag-imbestiga ka doon sa REGISTER OF DEEDS. May xerox copy ka ng titulo ng lupa, pupunta ka doon, Kasi malay mo may mga PASANIN (problema) yang lupang yan: nakaprenda/nakasanlamay nagki-CLAIM na iba Dapat makita mo yon. Dapat malinis. Sapagkat yang kopyang yan dapat eksaktong-eksakto doon sa kopya ng Register of Deeds. Hindi sila nagkakaiba. Kaya malalaman mo kung PEKE, may mga PASANIN, o kaya may mga PROBLEMA ang lupa.
Step 2
Kumuha nang Geodetic Engr para mag Sagawa nang Relocation survey sa Mga Boundaries para ma check kong ok ba ang Actual ground wala bang structure or Fence sa Kabilang lot na lumagpas.. Sa Property na iyung Bibilhin.
Step 3
Halimbawa't nakita mo na, na wala palang problema, ok ang ganda, mag-eexecute kayo ng DEED of SALE na tinatawag. Pagka nag-eexecute kayo ng DEED of SALE o "Kontrata ng Pagtitinda", pipirmahan nyong dalawa, nung nagtitinda at tsaka nung bumibili at inonotarized yon.
Step 4
Within 1 month from notarization, magbabayad ng unang bayad. Ang tawag dun, DOCUMENTARY STAMPS. Dapat bago matapos ang buwan ng pagpipirma, magbabayad ka ng DOCUMENTARY STAMPS.
Step 5
Pagkatapos nun, yung nagtinda, sya rin ang magbabayad ng tinatawag na CAPITAL GAIN TAX. Kasi kumita siya, magbabayad siya sa BIR.
At ang BIR ang mag-iissue nung CERTIFICATE OF AUTHORITY TO REGISTER, isang certification na sinasabi sa Register of Deeds na bayad na yan ng lahat ng mga taxes at pwede mo ng ilipat ang pangalan ng titulo dyan doon sa bumili.
Step 6
Basta nakita mo na yan (CERTIFICATE OF AUTHORITY TO REGISTER), dadalhin mo yan sa Register of Deeds, yun ang huling yugto. Sasabihin ng Register of Deeds, heto ang huling bayad, Transfer Fees. Pag bayad na yon, hindi masyadong mahal yon, hayan na, kukunin na ng Register of Deeds lahat.
Isusurender na ang OWNERS' COPY ng titulo at maghihintay ka na. At yan kelangan mo ng follow-up. Dahil nga sa Register of Deeds, medyo tatagal yan. Kaya kelangan ng follow-up ng follow-up.

The KEY to energy savings is understanding how your AC works.
Yung AC ko ay LG 1.5 HP Dual Inverter. After installation, nadagdagan yung bill namin ng 500 pesos. Paano ko namaintian na 500 pesos lang per month? Walang patayan! Almost walang patayan.
THIS IS ONLY APPLICABLE SA INVERTER AIRCON:
Kapag nag on ka ng AC, ang una nyang ginagawa ay palamigin yung room which takes a lot of power to do.
Kapag na achieve na ng aircon yung sinet mong temperature settings, ang gagawin na lang nya ay i maintain yung lamig (puts the AC to low power mode andito na papasok yung tipid)
Ang ginagawa ko ay patayin lang yung AC namin once a week tuwing nag gegeneral cleaning kami or kung nag gogrocery.
Imagine if everyday kang nagpapatay ng AC, edi 30 times sa isang bwan kailangan ng AC palamigin yung kwarto mo. 30 times yung power consuming phase nung cooling system.
EXPLANATION KUNG BAKIT MAGASTOS MAG P{ATAY SINDI NG AIRCON NA INVERTER ARAW ARAW:
NAKAPATAY YUNG AIRCON:
INVERTER- Consumption is zero
REGULAR - Consumtion is zero
> pinakatipid hahaha
SININDI ANG AIRCON:
INVERTER - Consumtion is HIGH
REGULAR - Consumption is HIGH
> pareho lang po and ginagawa ng aircon kapag sinindi palamigin yung room
> ito ang pinaka magastos / pinaka power consuming phase ng airconditioning. kasi malaki ang temperature difference between sa room temp bago sinindi at target room temp kapag sinindi.
LUMAMIG NA YUNG KWARTO SA TARGET TEMPERATURE
INVERTER - Consumption is MEDIUM TO LOW
REGULAR - Consumtion is still HIGH kasi non inverter aircon ay walang variable motor speed unless may power saving model.
PINATAY ANG AIRCON:
ulit ka ulit sa sinindi ang aircon
SININDI ANG AIRCON NG TANGHALI:
ang power consumtion ay mas mataas kasi yung init sa loob ng bahay na hinihigop ng refrigerant ng aircon, mahirap ibuga sa labas ng radiator ng aircon kasi mainit
SININDI ANG AIRCON NG GABI:
ang power consumtion ay mas mababa kumpara sa sinindi ng tanghali kasi mas madaling maibubuga ng radiator yung init kasi malamig yung paligid.
TIP: Wag wag mag set ng sobrang lamig. Ang goal ng AC ay mag set ng ambient room temperature. Hindi gawing ref yung kwarto mo. We keep our room at 20 to 22 degrees celcius. Comfortable na kami sa temperature na yun.
TIP: Mas mataas ang power consumption ng pag turn on the AC kapag sinindi mo sa tanghali kasi mainit sa labas at mas nahihirapan yung compressor / radiation system ng AC na ibuga ang init sa labas. Kung mag sisindi ka ng AC, mga 10:00 AM pa lang isindi mo na.
TIP: Maglagay ng kurtina sa bahay kasi less init na papasok, less init palalabasin ng aircon
TIP: Hopefully yung compressor ng aircon hindi tinatamaan ng direct sunlight kasi syempre mas mainit, mas hirap magbuga ng init sa labas
UPDATE: kasama po sa pag try na wag magpatay in inverter AC is to make sure maayos yung installation at wire kasi may risk ng sunog kung hindi tama ang wires.
