It can be very easy to start scrolling through listings and suddenly picture yourself sitting in that sunny kitchen, enjoying the backyard or waking up to that view. ๐Ÿ˜

And while dreaming is definitely part of the fun, itโ€™s a good idea to get your finances sorted before you get too attached to a particular property.

What's the difference?

If you're buying your first home, youโ€™ll probably hear both of these terms during the mortgage process, but they don't mean the same thing.

Pre-approval is an indication from a lender that, based on the information they've assessed, they may be willing to lend you up to a certain amount, subject to specific conditions. It can give you a clearer idea of your budget before you start house hunting.

Unconditional approval means those conditions have been satisfied and the lender has given final approval for the specific lending.
