Self-employed and worried your taxable income looks too low for a mortgage?

Cash flow and profit are not the same thing.

Depending on how your accounts are structured, there may be expenses such as depreciation or home office costs that can potentially be added back when a lender assesses your income.

That’s why it’s worth having someone look through your financial accounts properly before assuming your borrowing power is lower than expected.

Earn commission, bonuses or other variable income?

That income may still be able to count when you apply for a mortgage, but the bank will usually want to see a track record rather than relying on one strong month.

If a decent portion of your income isn’t fixed salary, it’s worth checking how it may be assessed before you work out your borrowing range.

If you’re getting ready to buy a home, you might be wondering whether it’s better to use your savings to clear debt or keep that money for a larger deposit.

There isn’t one answer that works for everyone.

Reducing debt can improve affordability, while keeping more savings may strengthen your deposit position.

What makes the biggest difference will depend on the type of debt, your income, the size of your deposit and the lender you’re applying with.

Before moving a large amount of money around, it’s worth running the numbers first with an experienced mortgage adviser.

You don't necessarily have to fix your entire mortgage for the same length of time.

Splitting your home loan across different fixed terms can mean different portions come up for review at different times.

For some homeowners, that can provide more flexibility and reduce the risk of their entire mortgage moving onto a new interest rate at once.

There's no single structure that's right for everyone. The right split depends on your circumstances, plans and how much flexibility you want.

If your mortgage is coming up for refixing, it's worth looking at the structure as well as the rates. Get in touch with us today.

Family support doesn't always have to mean handing over a large cash deposit.

Depending on your circumstances, there may be other ways family can help you get into a home, including using equity in an existing property or providing a guarantee.

Each option comes with different requirements and risks, so it's important that everyone understands exactly what they're agreeing to.

If family are willing to help but you're not sure what that could look like, we can talk you through the options.

Can your parents use equity in their home to help you get to a 20% deposit?

Yes, this can be done.

For example, if you already had a 10% deposit, one part of the lending could cover 80% of the purchase price, while the remaining 10% could potentially be secured against your parents’ property.

Both parts are assessed separately, and your parents would also need to meet the bank’s requirements for the portion involving their property.

It can be a useful option for some buyers, but it’s important to understand exactly how the lending is structured before going ahead.

Do you need two full years of income history before applying for a mortgage?

Not necessarily.

If you’re self-employed, you don’t always need to have been operating for two years to get approved. Depending on the lender and your circumstances, it may be possible to get approved with 12 months of financials or even less.

If your partner changes from an hourly wage to performance-based or variable pay, this also doesn’t automatically mean your two-year wait starts again.

Their new income could potentially be accepted after three months. If not, it may be six months, with 12 months being the longer-term scenario. This will depend on the lender, their employment history and the evidence available.

Your deposit can also make a difference. The more deposit you have, the lower the risk may be to the bank.

Different banks have different policies for self-employed and variable income, so it’s worth getting your situation assessed before assuming you need to wait another two years.

You don't necessarily need to make huge lump-sum payments to start reducing your mortgage faster.

Even increasing your regular repayments by an amount that comfortably fits your budget can help reduce your principal sooner and potentially lower the interest you pay over the life of the loan.

Before increasing repayments, check what your loan allows, particularly if you're on a fixed rate.

And if your financial position has changed since you originally set up your mortgage, it could be a good time to review the structure as well.

Thinking about changing jobs while you're planning to buy a home?

A new role doesn't necessarily stop you from getting a mortgage, but the timing and type of employment could matter.

Banks might consider whether you're on a trial or probation period, how long you've been in your industry, whether your income has changed and whether any of your earnings are commission or bonuses.

If buying a home is also on the horizon, it's worth talking to a mortgage adviser before you make assumptions about what it means for your mortgage options.

Got a 10% deposit and wondering if you’re ready to buy?

You may have more options than you think.

Your borrowing power will depend on your income, expenses, existing debts and the type of property you’re looking to buy.

The best next step is to run through the numbers and look at getting pre-approved. That way, you’ll know what’s realistic before you start seriously looking at properties or putting in offers.

We can help you understand your options and what you may be able to borrow.
