假设1:-
🏠 买房:RM628,000(贷款,房贷利息4%±)
每月供 RM3,000,30年
总共付出:RM1,080,000
其中利息可能高达:约 RM452,000
预算30年后房子增值3倍的话:RM2,000,000 - RM1,080,000 - RM68,800 手续费(SST, Agent Fee, Lawyer, etc) = RM851,200 nett
假设2:-
🏘️ 租房:RM1,500/月
把另外 RM1,500 每月投资,
年回报 8%,持续30年
结果:本金 RM540,000
复利资产约:RM2,235,000
年回报 6%,持续30年
结果:本金 RM540,000
复利资产约:RM1,506,773

【巴菲特眼中的「一生蠢事」是買房!明明買得起,為何寧願租屋?】
巴菲特是全球知名的投資人。但在他的傳記《雪球》裡,有一段關於買房的故事,很值得玩味。
當年他從紐約回到家鄉奧馬哈工作,和太太結婚後,一開始仍住在租來的房子裡,沒有急著買房。直到孩子接二連三出生後,才在太太的要求下,買下一間屬於自己的房產。當時大概花了3萬多美元。除此之外,太太還花了1萬多美元裝修。一般人可能會覺得,成家買房再自然不過。
但對巴菲特來說,這卻是一個痛苦的經歷,也是不明智的決定。他甚至把這次買房稱為「巴菲特做的蠢事」。
原因不是房子不好,而是在他眼中,錢留下來投資,可能是更好的選擇。如果把買房的錢放進股市裡,幾年後,也許可以買更大、更好,甚至更多的房子。太早把錢放進不動產,等於少了讓錢繼續滾動的機會。
這也帶出一個關鍵差別:
「買不起,所以不買。」
「買得起,但選擇不買。」
兩種「不買」,表面看起來一樣,背後其實完全不同:前者是沒有能力選擇;後者是有能力之後,懂得選擇。
理財不只在於「我存了多少」,也在於「我有沒有能力判斷,什麼時候該花、什麼時候不該花」。巴菲特把那次買房決定稱為「蠢事」,不是因為「買房本身是錯的」,而是因為在他看來,那筆錢原本可以有其他用途。
對多數人來說,存錢的第一步,或許就是先讓自己從「買不起,所以不能選」走到「買得起,但我可以選」。

最近看到一则新闻,提到越来越多公务员因个人贷款压力而面对破产风险。
其实,这不只是公务员的问题,而是很多现代人共同面对的财务现象。
很多人收入稳定,但现金流依然紧张,主要原因包括:
• 过度依赖个人贷款
• 信用卡长期分期
• 车贷与房贷比例过高
• 缺乏紧急储备金
• 没有完整财务规划
“收入高” ≠ “财务健康”
真正关键的是:
✅ 负债比例是否健康

The Financial Planning Association of Malaysia (FPAM) Sarawak Chapter successfully collaborated with the FIN-ACE Society, Faculty of Economics and Business, Universiti Malaysia Sarawak (UNIMAS), in organising the “FIN-ACE Money Matters: Roadmap to Financial Literacy” programme on 9 May 2026.
The programme attracted enthusiastic participation from UNIMAS students and featured insightful financial literacy sharing sessions by FPAM Sarawak Chapter representatives. The main speakers for the event were Continuing Education & Events Head Advante Ang Tee Cjun and Chapter Secretary Sabestiano Mike Atet, while Chapter Chairperson Cheong Kwang Siang and Deputy Chairperson Cynthia Lim Meng Hui served as facilitators for the workshop activities and group discussions.
Participants were introduced to practical financial planning concepts, money management strategies, and real-life financial planning scenarios designed to strengthen their financial decision-making skills and awareness before entering the workforce.
The interactive workshop sessions and engaging discussions created a dynamic learning environment, receiving positive responses and active participation from attendees throughout the programme.
FPAM continues to play an active role in promoting financial literacy and advancing professional financial planning awareness across Malaysia through educational initiatives and community engagement programmes.
