HMRC collected over £104m in unpaid tax from landlords in 2025-26, the highest number of voluntary disclosures since 2018-19. 11,511 landlords came forward through the Let Property Campaign after receiving HMRC nudge letters, with average settlements exceeding £9,000.
It reflects HMRC's growing use of Land Registry data to cross-reference against tax returns and identify undeclared rental income. Many of those caught out are accidental landlords tripped up by changes to mortgage interest relief and allowable expenses, rather than anyone trying to avoid tax. After many quiet years, we've noticed a sharp pickup in HMRC enquiry activity at Bevan Buckland, which we can only assume is due to HMRC's wider use of AI and data matching across its compliance work.
