There are now more ways than ever for first time buyers to buy their first home 🏡

100% mortgages exist.
95% mortgages exist.
And £5,000 could potentially be a 5% deposit on a £100,000 property.

The important bit is knowing what you could actually qualify for!

Don’t count yourself out because you didn’t think you had a big enough deposit. Your £5,000 could be just the start, not the end. Your first home might be closer than you think 🤍

It’s October 3rd 🎀

“How much can I borrow for a mortgage?”

“My friend got £400k, so I should be able to get that too.”

She doesn’t even go here…. 👀

Every mortgage application and scenario is soo different, which is why getting an idea of your own affordability is so important and the first place to start 🏡

A little autumn money clean-up 🍂

While you’re getting cosy on the sofa or drinking your pumpkin spice latte why not start working your way down this list if buying a home is on your radar:

Track your spending
This is your starting line! Audit your spending to see exactly where your spending is actually going each month, most people are overpaying somewhere

Get on top of unsecured debt
Credit cards, loans and overdrafts can affect affordability. List every debt, put any extra money you can towards the one with the highest interest rate first, even an extra £5 can make a big difference!

Check your credit report
Look for errors, missed payments or old accounts that need sorting — don’t wait until you’re ready to apply just in case we need time to rectify something

Automate savings
(The best financial habits are the ones you don’t even need to think about) Set up auto-transfers on payday so that you can save before spending on non-essentials

Think twice before taking new credit
If you’re planning to apply for a mortgage soon, avoid unnecessary finance agreements or multiple credit applications. You don’t need to do everything today, just pick one and start with that first 🎃🏡

🏦 Base Rate Update | September 2026 Edition 🏦

The Bank of England has held the base rate at 3.75% for the sixth consecutive meeting.

Which means nothing changes today 🙌🏼 But, there is an important “don’t get too comfortable” message… (not to be a Debbie downer)

Inflation has risen to 3.1%, well above the Bank’s 2% target, and 3 of the 9 members of the Monetary Policy Committee voted for rates to increase today!

What this means is that we simply don’t know how long 3.75% will remain the rate. I always advise locking in your next mortgage rate 6 months before your current deal ends to protect you from any future possible rate increases, and with the next Banks of Englands decision taking place in November now might be the best time 📆

Swale property market update 🏠 — what does this mean for buyers?

There’s some positive news if you’re looking to buy in Swale!

House prices have increased by 0.4% over the last year, with the average home now around £290,000 (good for First Time Buyers, a property worth £290,000 = no stamp duty! 💰) But the market is currently moving more slowly than the five-year average.

For buyers, this could mean more choice and less pressure to rush. With plenty of properties available and homes taking longer to go under offer, there may also be more opportunity to negotiate on price.

So if you’ve been waiting for the “right time” to start looking, it could be worth getting mortgage-ready now.

And just like that… I’m back ☀️
(I was always here but my social media also had a six week summer holiday!)

What a summer it’s been!

A special six weeks of quality family time, making memories and enjoying a slower pace. We celebrated Ivy turning 5! 🎂 Had a gorgeous family holiday in Tuscany 🇮🇹 Finally got our planning accepted on the new house 🏠 I celebrated ONE YEAR of being self employed 🍾 and still countless happy clients 🏡

Starting my own mortgage business was a BIG leap and soooo scary, but looking back over the last year it was the best decision I’ve honestly ever made, for me and my family. 1 year of backing myself, 1 year of growth and 1 year of meeting clients, of which some have turned into friends 🥹 To every single client, friend, family member who has supported me - it means more than you will ever know and I’m incredibly grateful!

As much as that was the best summer I’ve ever had, I’m ready to get back to doing what I love full time 🏡

Life has been keeping me very busy lately but in all the best ways 🥹 I love sharing the journey with you all so here’s a little personal update..

House update
We officially said goodbye to our home where Ivy had her first steps, first words, first everything 🤍 It was emotional but we’ve now moved in with our family while we build our next home. Most nights right now look like picture 7 while Ivy is settling, but it’s so nice spending this time with our family and this family home is really special to us.

The original house on our new plot is now fully demolished, lots of fun was had by Ben and my brother in law 🔨😅 and now we’re just a few weeks away from starting the build of the two bungalows, my Pinterest board is working overtime right now!

Little life moments
We celebrated my beautiful cousin’s wedding in Rhodes. Half of my family live up North so a week together was so special to me, the kind of time you don’t get often enough.

Then there’s the small moments inbetween, walks, zoo’s, water fights in the garden and client wins every single week, I can’t wait to share all of them!

Feeling very grateful for everything right now and ready for what the rest of 2026 has to offer us all ✨
