What is an offset mortgage and could your savings help to reduce your mortgage interest?
An offset mortgage links your mortgage to a savings account, allowing your savings to reduce the amount of mortgage debt you pay interest on.
For example:
- £250,000 mortgage
- £25,000 linked savings
- You could pay mortgage interest on £225,000 rather than £250,000.
Key benefits:
• Reduce the interest you pay, your savings can work towards reducing your mortgage interest.
• Potentially pay your mortgage off sooner. Keep making your usual monthly payments and you could reduce the mortgage balance more quickly.
• Keep access to your savings, although doing so may increase the mortgage interest you pay.
• A potentially tax-efficient option, because you're not earning savings interest - you don't use your Personal Savings Allowance or pay tax on savings interest.
• Help your children onto the property ladder. Some lenders allow savings to be linked to a child's mortgage, which is a potential way for parents to help reduce their child's mortgage interest.
Offset mortgages are available with different interest rate options, including fixed, variable and tracker rates.
