The implementation of Making Tax Digital (ITSA) has entered a new phase of enforcement. Following the passing of the August 7th deadline, HMRC has confirmed that they will begin the automatic enrollment of unregistered landlords and sole traders starting in September. 📉📈

Living abroad and renting out a property in the UK?
Being a non-resident does not necessarily mean you are permanently exempt from Making Tax Digital.
For most non-resident landlords, the exemption ends in April 2027. If your qualifying UK rental income is over £30,000, you may need to keep digital records and submit quarterly updates.
The Non-Resident Landlord Scheme may also continue to apply alongside MTD.
One important exception may apply if you do not have a UK National Insurance number, so make sure you check your individual status.
Own a holiday flat or rental property abroad?
Your overseas rental income could affect your Making Tax Digital obligations sooner than you expect. For the MTD threshold calculation, gross foreign rental income can be combined with UK rental income.
For example:
£35,000 UK rental income + £20,000 foreign rental income = £55,000.
Even if neither income source reaches the threshold on its own, the combined amount could.
If you own rental property in more than one country, it's important to understand how your worldwide rental income affects your UK reporting obligations.

If you live abroad and rent out a UK property, your tax obligations are changing. This short explains the Making Tax Digital timeline for non-resident landlords and how it interacts with the Non-Resident Landlord Scheme (NRLS).
Non-resident landlords are temporarily exempt from MTD until April 2027. From then, those with UK qualifying income above £30,000 are mandated into quarterly updates and a Final Declaration; the threshold falls to £20,000 from April 2028. Crucially, MTD does not replace the NRLS, your letting agent will still withhold 20% tax unless you hold NRL1 gross-payment approval, so from 2027 you’ll comply with both. If you have no UK National Insurance number, you may be permanently exempt, so check your status.
