If a fixed rate ends in your household in the next year - yours, or a son's or daughter's - the worst plan is waiting for the letter from the lender.
Angela's first blog for Ginkgo explains why the sensible starting point is six months out, what the two routes out of a fix actually involve, and the questions parents ask when they're helping with a deposit.
Coming off a fixed rate? Start six months before you think you need to

Something a bit different from us today.
Our lovely friends at Blackheath Halls have graffiti workshops running in September, with sessions for kids aged 8 to 11, teens, and adults. They're led by professional graffiti artist Jesse Wilson from Paintbox Graffiti, and everyone taking part helps paint the set for the 20th anniversary production of Carmen.
A real chance to leave your mark on something the whole community will see.
You don't need any experience and they provide all the kit.
Have a look and book here: https://www.blackheathhalls.com/whats-on/
If you go along, do tag us. We'd love to see what you make.

Elaine's nomination for 'Local Treasure' is Iain our Postman:
"Iain always arrives at the office with a big smile and never fails to brighten up our day. Rain or shine, he greets us with the same cheerful hello and a friendly word - and somehow the post always seems to arrive with a bit of sunshine attached.
It's the small things that make a working day, and Iain's kindness and good humour are exactly that. He's become a familiar and much-loved part of our week here at Ginkgo.
Thank you, Iain - for the smiles, the friendly chats, and for reminding us that a little cheerfulness goes a long way. You're one in a million!"
