Buying a property without talking to an accountant first is one of the easiest ways to overpay on tax. π

π Know exactly what you can and can't claim. This trips up landlords and investors all the time. Get it wrong and you either miss out on legitimate deductions or claim something that flags an HMRC query down the line.
π Make sure your finance matches your ownership structure. Finance arranged for one type of ownership can cause real headaches if that structure changes later, so it's worth confirming the two are aligned from the start.
If you're in a partnership and considering incorporating your property portfolio, note that HMRC approval is now required before you proceed. Skip this step and you risk delaying the entire transaction, not just extra admin.
