Landlords get told to move their properties into a company all the time, usually by someone who did it and was happy with the result.

The thing worth knowing is that it is a break-even question, not a yes or no one.

There is a cost to making the move, and it lands upfront. There is a benefit afterwards, and it builds year by year. Divide one by the other and you get the year you are back in front. Whether that works depends entirely on how long you were planning to hold in the first place.

What tends to get missed is that the upfront cost is mostly about how much the properties have gone up in value since you bought them, and the annual benefit is much smaller if the income is being drawn out rather than left in the business.

Most directors set their salary and dividend split once and then never look at it again.

That was survivable a few years ago. It costs real money now.

Two things changed. Dividend tax rates rose on 6 April 2026, taking the basic rate to 10.75% and the higher rate to 35.75%. And employer National Insurance has been 15% on salary above £5,000 since April 2025, which a company can't offset with the Employment Allowance if its only employee is its sole director.

Both sides of the equation got more expensive at the same time, and most splits haven't been reviewed since.

There's no single correct answer here. The right split depends on your profit level, whether you have other people on the payroll, what other income you already have, whether pension contributions are part of the plan, and whether you actually need all the cash out personally this year.

If you’re taking more than £50,000 out of your company, salary versus dividends isn’t really the question that matters anymore.

At that level it’s less about how you take money out, and more about whether all of it needs to come out at all.

The four things worth a look:

• Spouse’s allowances
• Pension contributions
• What you leave in the business
• When dividends get declared

Not aggressive. Just intentional.

Most directors we speak to haven’t looked at this in over a year.

The Hillingdon Chamber of Commerce Business Expo may be behind us, but the conversations certainly haven't stopped.
