Great news for buyers across Scotland β the LIFT Open Market Shared Equity Scheme (OMSE) has officially reopened, with new property price thresholds for 2026/27.
But what actually is LIFT? π
LIFT is a Scottish Government shared equity scheme designed to help eligible buyers purchase a home on the open market when they can't afford the full purchase price themselves.
You fund as much of the purchase as you can through your mortgage and deposit, and the Scottish Government takes a shared equity stake in the property.

π First-time buyers
π Social renters
βΏ People with a disability who can demonstrate a housing need
ποΈ Certain members and veterans of the armed forces
π€ People aged over 60 with a housing need
π· New maximum property price thresholds are now in place across Scotland, and these vary depending on the area and size of property you're looking to buy.

The Scottish Government's new First Homes Fund could provide eligible first-time buyers with up to Β£10,000 towards purchasing their first home.

Up to Β£10,000 contribution

Available on properties up to Β£300,000
β
No monthly repayments on the Government's contribution
β
No interest charges on the Government's contribution
β
Available on existing homes and new builds
The contribution is provided as shared equity, meaning the Scottish Government will own a percentage of the property equivalent to their contribution.
You may be eligible if:
β You're a first-time buyer
β You're buying a property to live in as your main home
β The property costs Β£300,000 or less
β You're taking out a repayment mortgage
The scheme could be particularly helpful if you can afford the monthly mortgage payments but need additional support towards your purchase.
