Does your current mortgage deal end within the next six months? 🏡

You don’t necessarily need to wait until the last minute to start reviewing your options.

Looking at your mortgage early gives you time to consider:

• What your current lender can offer
• Whether another lender may be more suitable
• How your monthly payments could change
• Whether you want to adjust the mortgage term
• Any changes to your income or circumstances
• Whether you need to borrow more or make an overpayment

Starting early doesn’t necessarily mean committing to a new deal immediately. It means understanding your options and being prepared before your current rate ends.

If your mortgage deal is approaching its end date, send me a message with the date it expires and I can let you know when we should begin reviewing it.

Could your next home be a new build? 🔑

New-build developments can be appealing, but it’s important to understand your mortgage position before paying a reservation fee.

Things to consider include:

• How much you may be able to borrow
• The deposit required by suitable lenders
• Whether any incentives affect the mortgage
• The developer’s completion timescales
• When your mortgage offer will expire
• Whether you need to sell your existing home first

Mortgage requirements can vary depending on the property, deposit and development, so getting advice early can help you approach the reservation process with a realistic budget.

If you’re considering a new-build home, get in touch and I can help you explore your options.

Your property may be repossessed if you do not keep up repayments on your mortgage.

Thinking about moving home but still tied into your current mortgage deal? 🏡

Depending on your lender and circumstances, you may be able to “port” your existing mortgage product to your new property.

If you need a larger mortgage for the new home, it may also be possible to borrow an additional amount. This can mean having:

• Your existing mortgage balance on its current product
• Additional borrowing on a separate product
• Different interest rates or end dates to consider
• Affordability and property checks to complete

Porting is not automatic, and you will normally need to make a new mortgage application and meet your lender’s current criteria.

Before putting your home on the market or making an offer, it’s worth reviewing your mortgage to understand the options, costs and any early repayment charges.

If you’re thinking about moving, send me a message and I can help you work through the figures.

Your home may be repossessed if you do not keep up repayments on your mortgage.

A mortgage adviser isn’t only there to find a mortgage product.

I support my clients from the initial conversation through to receiving their mortgage offer—and I’m still here if questions arise before completion.

I can help with:

• First-time buyer mortgages
• Moving home
• Remortgages and product transfers
• Shared ownership
• Buy-to-let mortgages
• Life insurance, critical illness cover and income protection
• Buildings and contents insurance

Every client’s situation is different, so the first step is understanding what you want to achieve and what matters most to you.

If you’re planning to buy, move or review your existing mortgage, please get in touch to arrange an appointment.

Have you found a property you would love to call home? 🔑

Before arranging a viewing—or making an offer—it helps to have a clear understanding of your budget and mortgage options.

Being prepared can mean:

• Knowing how much you may be able to borrow
• Having your Agreement in Principle ready
• Understanding your likely monthly repayments
• Knowing which documents the lender may request
• Accounting for legal, survey and moving costs

If you have already found a property, get in touch as soon as possible and I can help you understand the mortgage options available to you.

Your property may be repossessed if you do not keep up repayments on your mortgage.

Thinking about buying your first home but not sure where to begin? 🏡

The process can feel overwhelming, but it becomes much more manageable when you take it one step at a time.

A good starting point is to:

• Review your income and monthly commitments
• Understand how much deposit you may need
• Check your credit reports
• Establish a realistic purchase budget
• Arrange an Agreement in Principle
• Learn about the other costs involved in buying

You don’t need to have found a property before speaking to a mortgage adviser. In fact, getting advice early can help you search with a clearer idea of what you may be able to afford.

If buying your first home is one of your goals, send me a message and we can discuss your next steps.

Your property may be repossessed if you do not keep up repayments on your mortgage.

Do you know exactly what sick pay you would receive if you couldn’t work?

Many people know they have “sick pay” but haven’t checked:

• How much they would receive
• How long their employer would pay it
• Whether it reduces after a few months
• What would happen when it ended

Meanwhile, the mortgage, utilities, food and other household expenses would still need to be paid.

How does income protection actually work?

You pay a monthly premium, and if you’re unable to work because of an illness or injury covered by the policy, it can provide a regular income.

A policy can be tailored in several ways, including:

• The amount of income you want to protect
• How soon payments would begin
• How long the benefit could be paid
• Your occupation and existing sick-pay arrangements
• The monthly budget available

The right arrangement will be different for everyone. That’s why I review your circumstances and any employee benefits before recommending suitable cover.

If you would like to understand your options, please send me a message.

Arranging the mortgage is only part of my job.

Getting the keys is the exciting part, but I also want my clients to feel confident that they could continue paying for their home if life didn't go according to plan.

That's why I take the time to discuss things such as:

✅ What sick pay you receive from work
✅ How long your savings would last
✅ Which household bills would still need to be paid
✅ What protection you already have
✅ Where there might be a gap

It isn't about frightening people or assuming everyone needs the same policy. It's about understanding your individual circumstances and helping you make an informed decision.

This Income Protection Awareness Week is a good opportunity to check what financial safety net you currently have.
