Switzerland just stopped taxing you for living in your own home.

The Eigenmietwert — imputed rent — was abolished on 28 September 2025 with 57.7% yes. It ends 1 January 2029. You file three more returns under the old rules first.

What it costs today: a retired client on 75,000 paid 900 extra tax last year. A family on 750,000 paid 8,000. Three more years of that.

The trade from 2029: no made-up income, but no mortgage interest or maintenance deductions on that home either.

Is Pillar 3a worth it? Depends more on where you live than what you earn.

Single, 120,000 salary: about 2,300 back in Zurich city, 2,000 in Basel, 1,700 in Zug. Married, 500,000: Zurich 3,000, Basel 2,700–2,800, Zug still 1,700.

One catch: the money is locked until you leave Switzerland, buy your primary home, or retire.
