A smaller, well designed home with zero wasted space, natural light, and functional flow will easily feel twice as large as a poorly laid out larger home with giant, useless hallways and awkward corners. I’ve even seen a diagonal toilet recently lmao. Square footage is great on paper, layout is what you actually live in 🫶🏻

If you love your neighbourhood and space, don’t let social media or anyone pressure you into going bigger or taking on a larger mortgage just because that’s what you’re “supposed to do.”

If closing on a home empties your bank account to $0, there’s still some work we need to do! Trust me when I say the universe WILL test your roof, appliances, car, furnace, and/or plumbing within the first 90 days 😂😂😂 (I am literally going through this right now.) It’s always a good idea to keep 3-6 of expenses untouched in a safety net.

Being house poor is not the vibe. Don’t max out your purchase if it’s not going to align with your lifestyle and other goals. Peace of mind >>>>>>

Being a homeowner isn’t for everyone, much like being a renter is not for everyone. Renting can buy you a roof over your head, flexibility to move, time, and zero responsibility when your pipes leak at 1 am (this is personal experience 🥲). Buy when you’re financially and emotionally ready and if that’s what you value.

Lenders and brokers calculate what you can “afford” on paper, not whether you can still afford vacations, dinner dates, additional savings/investing for the future. I care about this deeply so I like to look at your big picture.

Living in construction dust and spending every weekend at Home Depot isn’t for everyone. If you don’t genuinely love DIY projects, find something with less work to do or that is more move in ready.

Money and lifestyle habits will test a relationship! Be sure to talk numbers before signing that purchase contract together.
