Does getting pre-approved guarantee a mortgage?

No. A mortgage pre-approval is an important first step, but it isn’t the same as final mortgage approval.

A pre-approval can provide an estimate of how much a buyer may be able to borrow based on information available at the time. Once a property is purchased, however, both the borrower and the property still need to meet the lender’s requirements.

Before final approval, a lender may review updated income and employment information, credit, debt obligations, down payment documentation and other financial details. The property itself may also be subject to conditions such as an appraisal or review of the property type and value.

Changes between pre-approval and closing can matter too. Taking on new debt, financing a vehicle, changing jobs, increasing credit balances or making other significant financial changes could affect qualification.

A pre-approval helps buyers shop with greater clarity - but keeping finances stable and staying in touch with a mortgage professional through closing is just as important.
