We see more listings, more showings, more competition, and lots of conversations happening at once.
In that type of environment, pre-approval gives you a starting point.
It’s not a commitment to buy (you aren’t being forced to buy something). It’s just a way to understand your numbers before you actually need them. It’s about learning what you qualify for, what you’re comfortable with, and what a monthly payment might actually look like.
In a busy market, not having clarity can make things difficult to navigate and stay competitive, and we are not about making this process more stressful than it already is.
A pre-approval isn’t a guarantee, but it is a way to give you direction. It’s also not about adding more pressure to buy simply because you were pre-approved. It’s about feeling prepared so that when it comes time to make decisions, they can feel calm and intentional.

Buying at the top of your budget isn't uncommon… and it's not automatically a bad thing either.
For some homeowners, it's a conscious, well-thought-out decision. The right neighbourhood, the right home, the right time. That's a valid reason to stretch.
Here's where it tends to show up, though.
After the purchase, monthly payments take up a bigger slice of your income. There's less wiggle room for unexpected expenses, lifestyle shifts, or plans that change down the road.
That's not a sign you made the wrong call; it just means the margin for flexibility is a little bit smaller.
Every purchase involves trade-offs. Some people are comfortable with a tighter budget because the home is worth it to them. Others want some extra breathing room, even if it means compromising somewhere else.
Neither option is wrong. It really comes down to what feels sustainable, not just right now, but as life keeps moving.
Because budget isn't only about what you can qualify for. It's about what feels manageable over time with all of life's ebbs and flows.
There's no single right number. The goal is to find the balance between the home you want and the flexibility you desire.

It’s another hold from the Bank of Canada today.
“The war in the Middle East has increased volatility in global energy prices and financial markets, and heightened the risks to the global economy. The breadth and duration of the conflict, and hence its economic impacts, are highly uncertain.”
In practical terms, the Bank has decided to hold its policy rate steady at 2.25% for now.
Inflation has improved compared to a few years ago, but economic growth has been softer in some areas. Because of that balance, the Bank is continuing to take a wait-and-see approach while it watches how the economy responds to recent events.
For homeowners and buyers, a rate hold usually means a period of stability, at least in the short term, especially for variable-rate mortgages.
Looking ahead, the Bank will continue watching a few key indicators:

It’s easy to assume all variable mortgages work the same way, but there are some noteworthy differences.
There are two floating-rate structures, and they don’t respond to rate changes the same way. The distinction isn’t just technical; it can shape how your mortgage feels month to month.
With one option, your payment often stays the same when rates move: a Static Payment. That can feel steady and secure, but rate increases typically mean less of each payment goes toward your principal.
With the other, your payment usually adjusts as rates change; Adjustable Payment. Your amortization tends to stay on track, but your monthly payment might need a little more flexibility.
Both have their perks and risks. What matters is understanding how each works and choosing the one that fits your comfort level and plans.
