If you own an investment property, 1 July 2027 is a date worth putting on your radar now.
Under the new CGT rules, eligible gains accrued before that date remain under the existing discount rules. Gains accrued afterwards move to inflation indexation with a minimum 30% tax rate.
That creates an important question: what was your property worth at the changeover date?
For assets without a published market price, there will be two ways to divide the gain:
⢠Establish the market value as at 1 July 2027
⢠Use the prescribed apportionment method
Neither option is automatically better. The result will depend on when you bought, how the property has grown and how long you plan to hold it.
You canāt obtain a valuation for a future date yet. You can start identifying the assets affected, understanding the options and keeping the right records.
