It’s a conversation our Lending team hears regularly.
What you feel comfortable borrowing and what a lender is prepared to approve can sometimes be two very different numbers.
Lenders assess far more than the repayment attached to the loan you’re considering. Income, existing commitments, living expenses and serviceability assumptions can all influence the outcome.
In fact, APRA currently requires banks to assess new housing borrowers with a serviceability buffer of at least 3 percentage points above the loan rate.
That can be frustrating when the numbers don’t seem to reflect the way you manage your finances in real life.
This is where experience matters: understanding how lenders view your position, what may be influencing the outcome, and what options genuinely exist.
Sometimes the first answer isn’t the whole story.
