WA Stamp Duty Changes 2026 β First Home Buyer Boost
Bigger Savings for WA First Home Buyers
The Western Australian Government has announced major stamp duty relief measures as part of the 2026β27 State Budget, helping more first home buyers enter the property market sooner.
Key Changes Effective from 7 May 2026*
π‘ Established & New Homes
β
No stamp duty for eligible first home buyers purchasing homes up to $600,000
β¬ Previous threshold: $500,000
β
Concessional stamp duty rates now available for homes valued up to $800,000
π± Vacant Land Purchases
β
No stamp duty on vacant land purchases up to $450,000
β¬ Previous threshold: $350,000
β
Concessional rates available on land valued up to $550,000
π° First Home Owner Grant (FHOG)
β
FHOG property cap increased from $750,000 to $800,000
β
Eligible first home buyers may still receive the $10,000 grant when building or purchasing a new home
π Off-the-Plan Concessions Extended
β
Off-the-plan stamp duty concessions extended until 30 June 2028
