Qualifying for a home loan is less about one number and more about the full picture.
Lenders will generally look at your credit rating, employment history, income, debt-to-income ratio and the deposit you have available. Every lender weighs those differently, which is why two applications with almost identical numbers can land in two very different places.
It is also worth looking at the loan alongside everything it touches. What it does to your cash flow, how it sits with your existing debt and whether the repayments still work in five or ten years.
If you are thinking about buying, refinancing or helping a family member into their first home, it is worth a conversation before you start applying. Reach out to the team at Apt to get started.

Helping the next generation into their first home has become a family decision. Gifts, family loans, guarantees, or letting them save and buy on their own. Each one carries different risks and obligations, and the right answer depends entirely on your circumstances.
Join Senior Financial Adviser Tracey Pace from Apt Wealth Partners and Finance Broker Albert Kavcic from Acceptance Finance for a practical, conversational session on supporting your children into property without compromising your own financial security.
They will compare the options, unpack how family guarantees really work, and cover the first home buyer opportunities many borrowers never hear about. There is no one right answer here. There is only the right answer for your family.

Most investors expect an investment to behave like a listed portfolio, generating visible returns from day one.
Private equity doesn't work that way.
Committing capital is not the same as investing it. In the early years of a fund, the manager is still calling capital and buying businesses while fees are already being charged. That's why returns often dip before they climb.
Our latest blog explains the private equity fund lifecycle, from capital calls and vintage years through to value creation, exits and where the newer evergreen structures fit.

Most of us give generously. Far fewer of us know whether it's working.
That gap between generous giving and purposeful giving is usually a structure problem, not a generosity one. Once you're clear on what you want your giving to achieve, the right vehicle, the right governance and the right timing can turn good intentions into lasting impact.
Our latest article looks at how to give with purpose: defining what matters, choosing between structures like PAFs and sub-funds, and bringing the next generation into the conversation.
