Your SMSF has money in it — but can you use it when you need cash?

Even if you manage your own SMSF, the money isn’t available for everyday personal expenses.

You generally need to meet a **legal condition of release** before accessing your super.

And borrowing money from your SMSF, even if you plan to pay it back, is prohibited.

Swipe through as Arun asks and Alex explains what SMSF members need to know.

Thinking about withdrawing money from your SMSF? Speak with Peregrine Accountants before taking action.

Negative gearing is changing — can your rental losses still offset your salary income?

From 1 July 2027, new restrictions will apply to some residential property investments. When you bought the property and whether it qualifies as a new build will matter.

Already own an investment property?
If you acquired your ownership interest before 7:30pm AEST on 12 May 2026, it is generally protected from the new restrictions. Eligible rental losses can usually continue to offset other taxable income, including salary.

Buying an established property?
For affected purchases after that cutoff, rental losses generally won’t offset salary or wages from 1 July 2027. However, those losses may still offset residential property income and relevant residential property capital gains, with unused amounts carried forward.

Considering a new build?
Qualifying new builds can continue to access negative gearing, subject to the eligibility and deduction rules.

Unused super caps? You may have more room to contribute than you think.

For 2026–27, if your total super balance was less than $500,000 at 30 June 2026, you may be able to use unused concessional contribution cap amounts from up to the previous five financial years, in addition to your annual cap.

But unused cap space doesn’t last forever.
Unused amounts expire after five years, so checking your contribution history matters.

Employer contributions, salary sacrifice and eligible personal contributions claimed as a tax deduction all count towards your concessional cap. A personal tax deduction also has its own eligibility and notice requirements.

Before adding more to super, check your available carry-forward amount, your total super balance and the contributions already made for the year.

Is your total super balance over $3 million?

From 1 July 2026, Division 296 applies to individuals with large super balances. For the 2026–27 income year, the large super balance threshold is $3 million.

Importantly, Division 296 does not simply tax your entire SMSF balance. It applies an additional 15% tax to taxable superannuation earnings attributable to the relevant portion of your super above the threshold. The rules apply to the individual member’s total superannuation balance across their super interests, not just the total value of one SMSF.

If your balance is approaching or above $3 million, now is the time to review your member balances, asset valuations and SMSF records.

Have questions about how Division 296 may affect you? Speak with Peregrine Accountants.

Small business owners — the $20,000 instant asset write-off is now permanent.

From 1 July 2026, eligible small businesses with aggregated turnover of less than $10 million can immediately deduct the business-use portion of eligible depreciating assets costing less than $20,000 each, provided the simplified depreciation rules apply.

The threshold applies per asset, so multiple eligible assets may qualify. Assets costing $20,000 or more are generally dealt with through the small business depreciation pool.

Planning to purchase new equipment, tools or technology for your business? Make sure the timing, asset cost and business-use percentage are considered before you claim.

Australia’s CGT rules are changing from 1 July 2027.

Under the legislated reforms, the current 50% CGT discount will be replaced by an inflation-based approach for relevant gains accruing from 1 July 2027. The new rules are designed to tax real capital gains after allowing for inflation.

For assets already held before 1 July 2027, the timing and value of the asset around the transition date may become important when determining which part of a future gain falls under the existing rules and which part falls under the new arrangements. It's important to get your investment property values before 30 June 2027

If you own investment property or other CGT assets, now is a good time to review your records and understand how the changes may affect you.

New SMSF property borrowing rules are now in effect.

From 10 August 2026, a new SMSF LRBA involving real property is generally only available where the property qualifies as commercial property. Ordinary residential investment property generally won’t qualify for a new LRBA. Existing pre-10 August 2026 arrangements may continue to receive transitional protection.

Importantly, this does not mean an SMSF can no longer own residential property. An SMSF may still purchase residential property using its own funds, subject to the usual superannuation and investment rules.

Thinking about buying property through your SMSF? The structure matters, so get advice before committing.

Working from home? Make sure you’re claiming what you’re entitled to.

The 70c fixed-rate method can simplify your work-from-home deductions — but knowing what’s included, what can be claimed separately and what records you need is important.
