Sunny San Diego - In 2019, our client acquired a multi-tenant office property with the intent of converting it to a single tenant. The tenants had vacated and the interior partitions were being removed when Covid struck. Under construction for years without being occupied by a single tenant or generating rental income, the building sat vacant. A $20k property tax reduction each year resulted from our argument that since the building doesn't generate income, its value is impeded by extenuating circumstances beyond the owner's control.

Los Angeles Fashion District - Our client acquired three retail units from a bank in an REO transaction. An assessor claimed the buyer received a "sweet deal" that justified doubling the assessment! While the assessor's office was determining the base year value, we contacted them. Negotiations and knowledge of property tax law resulted in the new owner receiving the correct base year value enrollment and saving $35,000 for life.

"Beverly Hills, that's where I want to be"- Our client purchased a 1031 exchange multifamily property in Beverly Hills, CA, in 2020 using an unsophisticated buyer's broker. Thus, the buyer purchased the property based on pro-forma income rather than actual income, with tenants soon to be protected by state-wide rent control enacted state-wide in January 2021. The buyer's exigencies were exploited under 1031 duress. Using the in-place income on a capitalization approach, we argued and won a $17,250 reduction in property taxes and a lower base year value.
