Can a cost segregation study be done on a property you already own? 🏠

Yes! A lot of owners wait years after buying before they do a study, and it’s not too late.

With IRS Form 3115, you can claim the catch-up depreciation you missed, all without amending your prior tax returns. 🙌

Own a property and wondering what you may have left on the table? Send us a message and we’ll help you find out. 😊

Case study: How a 32-unit Oregon apartment complex turned a $79K deduction into $895K ⌛

An investor bought a 32-unit apartment complex in Oregon in 2019 for $3.7M, with a depreciable basis of $2.18M.

📉 Without a cost segregation study: $79,272 in first-year depreciation
📈 With a cost segregation study: $895,250 in first-year depreciation

📣 That’s $815,978 in additional deductions in year one, about 11x what standard depreciation would have given them! 📣

How? A study identified the parts of the property that qualify for 5-, 7-, and 15-year schedules instead of the standard 27.5 years. Paired with bonus depreciation, those shorter-life assets could be written off up front.

The result is a much smaller tax bill and more cash to put toward the next deal.

Timing is everything in cost segregation, and the year of purchase is the sweet spot.

Here’s the thing about cost segregation: timing is everything. ⌛

Most owners find out about it a year too late. Normally, you write off the cost of a building slowly, over 27.5 or 39 years. But with a cost segregation study, parts of your property (think flooring, fixtures, landscaping, and similar items) can be written off in just 5, 7, or 15 years instead. That means a smaller tax bill now and more cash in your pocket to put back into your business.

So, does any of this sound like you?

🏢 You bought or built a property this year
🔨 You just finished a big renovation or expansion
💰 You bought a while back and never did a study (good news: you can still catch up on missed depreciation without amending old returns)
🔑 You plan to hang onto the property for a few years

If you said yes to even one, now’s a good time to chat, before the year wraps up.

Answer: After January 19, 2025, but with a catch.

The One Big Beautiful Bill Act (https://veritaxadvisors.com/tax-credit-blog/unpacking-the-one-big-beautiful-bill) made 100% bonus depreciation permanent. To qualify, property must be both acquired and placed in service after January 19, 2025. January 20, 2025 is the first qualifying day.

Some things to watch:

📅 Acquisition date matters. Property acquired on or before January 19, 2025 still follows the old phase-down (40% in 2025, 20% in 2026, 0% after), even if it was placed in service later. This is usually the date a binding contract was signed.

⚙️ “Placed in service” means available for its intended use, which isn’t always the purchase or delivery date.

🏢 The property has to qualify. That generally means tangible property with a recovery period of 20 years or less. Buildings themselves usually don’t qualify, but a cost segregation study can identify components that do.

Every situation is different, so check the specifics with your CPA before filing. Questions? Drop them in the comments. 👇

🚫 MYTH: Cost segregation only works for commercial properties.

✅ FACT: Residential rentals can benefit too, including single-family homes, multi-family properties, apartment buildings, and short-term rentals. It's marketed heavily to commercial owners, but that doesn't mean residential investors are left out of the savings.

Did you know that self-storage facilities are one of the BEST property types for cost segregation?

Here's a recent (Illustrative) example proving why.

We worked with a client who owns a self-storage facility in the Midwest. They purchased it for $2.4 million. Like most owners, they were depreciating the whole thing over 39 years, but self-storage properties are loaded with assets prime for accelerated depreciation. Think fencing, security systems, paving, signage, and specialty electrical.

After a cost segregation study, we reclassified about $650,000 worth of assets into accelerated (5, 7, and 15-year) categories. With 100% bonus depreciation permanently available, our client received a big deduction in year one instead of waiting decades to see the benefit.

The best part? Self-storage tends to have a lot of site improvements and pretty simple building structures. This combination usually means an even bigger reclassification than owners expect.

If you own a self-storage property and have not considered cost segregation, it's worth the conversation.

The numbers are almost always in your favor!

Let's clear up a myth we hear frequently from our short-term rental owners...

🚫 "If I stay at my rental property even once, I lose my ability to do cost segregation."

Nope! Not true. This is a complete myth.

✅ Fact: Personal use doesn't automatically kick you out of the game. Depreciation (including cost segregation) still applies to the portion of the property used for your rental business. What actually matters more is how many days you personally use it, since that can affect how much of your losses are deductible.

It's not as scary as it sounds, and it's very manageable with the right planning.

Own investment property in Massachusetts? Here's something worth knowing before year-end.

The federal government recently made 100% bonus depreciation permanent which is great news if you're using cost segregation to speed up your tax deductions.

But Massachusetts didn't get the memo.

The state doesn't allow that same bonus depreciation. So if you own property here, the math works a little differently than the national headlines suggest.

Good news: cost segregation is still absolutely worth it for MA investors in 2026, you just need someone who knows how to navigate the federal/state split correctly.

We break it all down (Boston multifamily, Cape Cod rentals, Worcester mill conversions, and more) 👇
