The hill I'll die on: Listing on the MLS is the bare minimum in 2026.
Something more strategic? Sharing your home right here, where your buyer is probably scrolling right now.
Social media has been one of the best tools for getting more locals to see listings, more showings scheduled, and more offers on the table.
If you're thinking of listing your home in 2026, I'd love to create a custom strategy for your home. Send me a DM.

Someone with the same income as you just bought a house π
So what do they know that you don't?
π They started a conversation with someone who helps people buy homes in Las Vegas every month...
Someone who looked at their specific situation and said:
"Okay, here's what would work for you."
That's it. That's the difference.
If you're hoping to get into a home of your own this year, I hope this encourages you.

The spring market is already here in Las Vegas π
And my number one piece of advice to homeowners who want to take advantage of this time?
Prep now. As more homes come to market, this can truly become your competitive edge:
- Add that fresh coat of paint
- Take care of the squeaky doors
- Address the maintenance issues
When you put in the work, it shows and it often leads to faster, better offers.

1 thing that always surprises homeowners in this position?
The financing options available that are \*very\* close to the rates they have now. π
Creative financing is out there, and sometimes it's worth having a conversation with a savvy lender.
Send me a message if you want to run your numbers - I can recommend several trustworthy lenders.

π Let's talk about the most expensive pricing strategy in real estate...
Pricing your home high 'just to see what happens'
Here's where this strategy backfires:
An overpriced house usually sits on the market.
Until eventually you drop the price to drum up action.
Meanwhile, your days on the market start to add up and buyers begin to wonder if there's something wrong with the property.
Then comes the skepticism and buyers start submitting lower offers.
You know where this is going...
π TL;DR Strategic pricing based on real data = multiple offers. Overpricing = price drops and low-ball offers.
