PAG-IBIG HOUSING LOAN TIPS‼️
Kung kumuha ka ng bahay sa subdivision through PAG-IBIG Financing, narito ang ilang tips para mas ma-manage ang iyong loan:

📌 Bayaran ang Monthly Amortization Mo on Time
Ang PAG-IBIG ay hindi nagpapadala ng monthly bills, kaya’t siguraduhing bayaran ang amortization mo nang maaga gamit ang Virtual PAG-IBIG website. Iwasang magka-penalty o lumaki ang utang dahil sa late payments.

📌 Alamin ang Breakdown ng Monthly Amortization
Malaking bahagi ng binabayaran mo ay napupunta sa interest, insurance, at fire coverage. Halimbawa:
• Monthly Amortization: P9,555.34
• Interest: P7,166.67
• Fire Insurance: P235.80
• Mortgage Insurance: P360
• Principal: P1,792.87

📌 Paano Mag-compute ng Interest
Kung alam mo ang total loan amount at interest rate, ganito ang formula:
Loan Amount x Annual Interest ÷ 12
Halimbawa:
1.6M (Loan Amount) x 5.375% ÷ 12 = P7,166.67 (Monthly Interest)

📌 Magbayad ng Advance sa Principal
Kung may extra money ka, magbayad directly sa principal para lumiit ang interest. Halimbawa, after 5 years, kung 1M na lang ang principal mo:
1M x 5.375% ÷ 12 = P4,479.17 (Mas maliit na interest!)
Ang monthly amortization mo ay di magbabago, pero mas malaki ang mababawas sa principal mo.

📌 Paano Mag-advance Payment sa Principal
• Pumunta sa PAG-IBIG Office at sabihin EXCESS TO PRINCIPAL ang extra payment mo.
Halimbawa, magbabayad ka ng P50,000 at P10,000 ang monthly amortization mo. Ang P40,000 excess ay direktang mababawas sa principal mo.
• Huwag mag-advance payment sa bayad centers dahil mababa lang ang mababawas sa principal.

📌 Tandaan:
• Ang advance payment sa amortization sa mga bayad centers ay nangangahulugang bayad ka na for future months, pero maliit lang ang kaltas nito sa principal.
• Kung gusto mong bayaran ang principal, gawin ito sa PAG-IBIG Office mismo.

💡 Tip: Kung nakabayad ka na ng amortization sa bayad center pero may extra money ka, pwede ka pang magbayad directly sa PAG-IBIG Office bago ang due date mo. Sabihin na ito ay para sa Direct to Principal Payment.
