This is the quieter Raya.
The one that starts with prayer and ends with giving.

To those performing Hajj this year
โ may your journey be blessed.
To those at home
โ may your sacrifice and your prayers be accepted.

Wishing you and your family a peaceful Aidiladha.
From all of us at NYK Advisory.

We'll talk about our health.
Our relationships.
Our stress.
Our family.
ยท ยท ยท
But our salary?
Our debt?
How much we actually owe?
That's the thing we keep quiet.
ยท ยท ยท
Money is the last thing most people learn to talk about honestly.
Not because the math is hard.
Because the silence started early โ and nobody showed us how to break it.
ยท ยท ยท
The hardest part of money is not the numbers.
It's saying them out loud.
ยท ยท ยท
What's one money conversation you wish you'd had sooner?โ

What this means for you:
โ Variable-rate loan? Your instalment stays the same.
โ Fixed-rate? Nothing changes regardless.
โ Planning to apply? Current rates are stable.
ยท ยท ยท
What this does NOT mean:
โ Rates will stay here forever.
โ HSBC and Kenanga expect no change through 2026.
โ But RHB has flagged a possible hike if oil prices push inflation higher.
โ Nobody knows for certain. Including BNM.
ยท ยท ยท
Know your numbers before any rate change happens.
If someone you know has a variable-rate loan โ send them this.

Most banks in Malaysia cap your housing loan tenure at age 65 to 70, depending on the bank.
If you took a loan later in life, the bank would have shortened your tenure to fit.
But not every borrower checks what that shorter tenure means for their monthly payment.
DSR = monthly commitments รท monthly income.
When you retire, income drops. Commitments stay.
Your loan doesn't know you've retired.

If you signed as guarantor, that commitment sits on your CCRIS.
It counts toward your DSR even if you're not the one paying.
It stays there until the loan is fully settled.

Today is Hari Guru.
Thank you, cikgu.
For everything...
โ
ยท ยท ยท
You taught us to read.
You taught us to count.
You taught us to think.
You taught us to ask better questions.
Most of what we know... you taught us.
โ
ยท ยท ยท
โ
A small wish from us.
We hope one day, schools teach kids about money too.
โ
What a loan really costs.
What CCRIS is.
What DSR means.
โ
Borrowing money is okay.
Borrowing without knowing โ that's the part that hurts.
โ
ยท ยท ยท
โ
We see it every day.
โ
People who are smart.
People who work hard.
People who try their best.
โ
But no one ever taught them how money works.
โ
That's not their fault.
โ
It's just something nobody showed them.
โ
ยท ยท ยท
โ
This is a wish. Not a complaint.
โ
Teachers already do so much.
โ
We just hope one day, the next generation won't have to figure this out alone.
โ
ยท ยท ยท
โ
Terima kasih, cikgu.
Selamat Hari Guru.
Who is one teacher you still remember today?
14/05/2026
Two people owe RM500,000.
One sleeps well.
One doesn't.
ยท ยท ยท
Same debt.
Same number.
Same bank.
ยท ยท ยท
What's different?
13/05/2026
Look at the word "๐
๐๐๐".โ
Why is the '๐' silent?
ยท ยท ยท
It wasn't always there.
The word used to be spelled "dette".
Scholars added the 'b' later to point back to the Latin root โ "debitum".
ยท ยท ยท
"Debitum" comes from "de" (from) + "habere" (to have).
Something you have from someone else.
Not bad. Not good. Just a fact.
ยท ยท ยท
Somewhere along the way, debt became a shameful word.
Like it means you did something wrong.
It doesn't.
ยท ยท ยท
Debt is a tool.
Used wisely โ it builds houses and sends children to school.
Used poorly โ it takes your sleep and your peace.
But the word itself never carried shame.
We added that part.
ยท ยท ยท
Most people we sit down with carry shame they don't need to.
The numbers are usually fine.
It's the feelings around them that are heavy.
ยท ยท ยท
Did you know this about the word "debt"?
If someone you know is carrying quiet shame about money โ send them this.

"๐๐๐ง๐ค๐ฌ ๐๐จ๐ง'๐ญ ๐๐ก๐๐๐ค ๐๐๐๐ ๐๐จ๐ซ ๐ก๐จ๐ฎ๐ฌ๐ข๐ง๐ ๐ฅ๐จ๐๐ง๐ฌ."
โ
That's a myth โ and believing it can cost you the loan.
โ
ยท ยท ยท
โ
Three things most Malaysians get wrong about credit reports:
โ
ยท ยท ยท
โ
1 โ "Banks only check CCRIS, not CTOS."
โ
Banks check both.
โ
CCRIS gives them your last 12 months of bank payment history.
โ
CTOS adds public records โ bankruptcy, legal action, business records, plus a 300โ850 score.
โ
ยท ยท ยท
โ
2 โ "My CTOS Score is the only score that matters."
โ
Half true.
โ
Your CTOS Score is the same number every bank can see.
โ
But each bank also runs its own internal scoring when you apply, looking at things you don't see โ your salary account behaviour, employment stability, existing relationship with that bank.
โ
Two banks, same applicant, can produce two different decisions.
โ
BNM puts it directly: "Different financial institutions have different lending policies depending on their risk appetites."
โ
ยท ยท ยท
โ
3 โ "If my score isn't beautiful, I can't get a housing loan."
โ
Not always true.
โ
A weaker score makes it harder. It doesn't make it impossible.
โ
Things that can help:
โ Joint application with a stronger co-applicant
โ Government schemes (PR1MA, MyDeposit, Skim Rumah Pertamaku)
โ Larger down payment
โ Stable, long-term employment
โ
Things that block you regardless:
โ Active bankruptcy
โ Recent legal judgments
โ Special Attention Account entries on CCRIS
โ DSR above the bank's cap
โ
ยท ยท ยท
โ
Before you apply anywhere, check your own reports.
โ
โ CCRIS: free at eccris.bnm.gov.my
โ CTOS Basic Report: free, twice a year via myCTOS
โ
And don't pay anyone to "clear" your CCRIS. BNM has confirmed it's a scam.
โ
ยท ยท ยท
โ
This is the kind of review we do.
โ
We're not a bank. We don't sell loans. We sit down with your CCRIS, CTOS, and DSR โ and tell you honestly which bank is most likely to say yes, and what to fix before you apply.
โ
If you'd like that kind of calm second opinion โ message us through nykadvisory.group.
โ
ยท ยท ยท
โ
Have you ever applied for a loan and been surprised by the result?

โ
You work hard. Today, don't.
โ
Rest. Makan. Lepak with people you actually like.
โ
ยท ยท ยท
โ
And if you've got a quiet 5 minutes later โ just one thing.
โ
Open your last payslip.
โ
Look at how much goes out each month on loan payments vs how much stays with you.
โ
That one number tells you more about your financial health than any article or seminar.
โ
ยท ยท ยท

No rush. No stress. Just a quiet look.

If you run an SME in Malaysia, you've probably seen the headline.
โ
๐๐๐ ๐๐ข๐ฅ๐ฅ๐ข๐จ๐ง.
Bank Negara Malaysia.
New financing facility.
โ
Here's what it actually is.
โ
ยท ยท ยท
โ
It's called the SME Stabilisation Relief Facility (SME SRF).
โ
Announced 28 April 2026.
โ
It's designed for SMEs and microenterprises hit by the West Asia conflict โ supply delays, cash flow pressure, trouble meeting short-term obligations.
โ
ยท ยท ยท
โ
The numbers, plainly:
โ
โ Up to RM750,000 financing per SME
โ Tenure up to 5 years
โ Maximum rate: 3.75% per annum (includes guarantee fee)
โ Up to 80% guarantee coverage by CGC or SJPP for SMEs without sufficient collateral
โ Application window: 15 May 2026 to 31 December 2026, or until fully utilised
โ Apply through commercial banks, Islamic banks, or DFIs regulated by BNM
โ
ยท ยท ยท
โ
What this is not:
โ
โ Not free money. It's still financing โ still has to be repaid.
โ Not automatic. You apply. Banks decide based on viability.
โ Not unlimited. The fund will close when it runs out, not on the date.
โ
ยท ยท ยท
โ
Before you apply, do this:
โ
โ Know your numbers. CCRIS, DSR, current cash flow, existing facilities.
โ Be honest about your viability. The facility is for businesses that can sustain operations.
โ Engage your bank early. BNM specifically encourages SMEs to talk to their financial institution before issues escalate.
โ Know your other options. AKPK has a Small Debt Resolution Scheme for SMEs that may suit certain situations better.
โ
ยท ยท ยท
โ
This is exactly the kind of decision we help SME owners think through.
โ
We're not a bank. We don't sell financing. What we do is sit down with your numbers โ your cash flow, your existing facilities, your CCRIS โ and help you see clearly what's worth applying for, what's not, and what to prepare before you walk into the bank.
โ
If you'd like that kind of calm second opinion before 15 May โ message us through nykadvisory.group. No pressure. No sales talk. Just clear numbers.
โ
ยท ยท ยท
โ
If you run an SME, has cash flow felt tighter in the last 3 months?
โ
If you know a business owner who could use this โ send it to them.
30/04/2026
Diesel doubled in 2 months.
โ
Most people assume:
oil up โ rates up โ my housing loan suffers.
โ
It's not happening. Here's why.
โ
ยท ยท ยท
โ
Bank Negara Malaysia has held the OPR at 2.75% since July 2025. Three meetings. No change.
โ
Despite the Middle East conflict.
Despite global oil above USD 100 per barrel.
โ
Why?
โ
BNM watches CORE inflation โ the underlying trend after stripping out volatile items like fuel.
โ
In January 2026:
โ Headline inflation: 1.6%
โ Core inflation: 2.3%
โ
Both moderate.
Both expected to stay that way.
โ
In their own words: "While global commodity prices may be subject to greater volatility, the impact on domestic inflation is expected to be contained."
โ
ยท ยท ยท
โ
What this means for you:
โ
โ Variable-rate loan? Your instalment hasn't moved.
โ Fixed-rate loan? You're locked in regardless.
โ Applying soon? Plan against today's rates, not headlines.
โ
ยท ยท ยท
โ
But here's the part most people miss:
โ
Your loan rate is steady. Your household budget isn't.
โ
Diesel feeds into delivery costs, food, transport, services.
These rise quietly, in places you don't track.
โ
Your monthly instalment may be the same.
Your monthly outflow probably isn't.
โ
ยท ยท ยท
โ
Don't panic about your loan.
Do recheck your budget.
โ
Have you noticed your monthly spending creeping up even though your loan instalment hasn't?
โ
If someone you know is panicking that "rates will rise because of oil" โ send them this.
