Many lenders assume CGTMSE cover means the hard work is done. It isn't.

The asset is different, the valuation process is different, and the buyer market for a used excavator or crane is far narrower than for a used car.

Recovery here means specialised valuation, careful site-level coordination for repossession, and a resale channel that actually works for heavy equipment.

“Not every NPA is recovered directly by the lender. Some are sold to an Asset Reconstruction Company - a specialised entity that buys the account at net book value and takes on the recovery itself.

It’s a regulated process under the SARFAESI Act, with due diligence and borrower notification built in. For accounts where direct recovery has stalled, ARC assignment can be the cleanest path to a resolved balance sheet.

A ₹1 crore NPA sitting unresolved for a year isn't a static number. It's capital your institution can't deploy - locked in provisioning that grows heavier the longer it sits classified.

Sub-Standard costs 10-20%. Doubtful can reach 100%. Every stage an account sits unresolved is a stage where that capital just... waits.

Resolution isn't only about closing an account. It's about releasing what's locked behind it.

SARFAESI applies to housing finance NPAs, but the process differs from that for a vehicle loan. A registered valuer has to assess the property. Possession can be symbolic - a notice posted, the borrower still in occupation - or physical, which sometimes needs District Magistrate assistance.
The reserve price for the auction is typically set at 75-90% of the assessed market value, and the sale notice must be published 30 days ahead of the auction date. All of this adds time that a vehicle repossession case simply doesn't involve.
Housing finance recovery needs to be planned around this timeline from day one, not treated the same as any other secured asset.
