Owning a £2m+ home is set to come with another annual cost.

From April 2028, England is due to introduce a High Value Council Tax Surcharge on homes worth £2 million or more. For business owners with a high-value main home, London property or prime residential investments, that needs to be built into the numbers rather than ignored until the bill arrives.

The sensible questions are:

What could the property be worth by 2028?
What does the extra annual cost do to cash flow?
Does the property still make sense financially?
And how does it fit with wider inheritance tax planning?

Property decisions should not be made by looking at one tax in isolation.
