Shoutout to for setting up the mutual connection between Jay and I to get this project done.

We bought this home on Realtor.ca for $511,000 May 12th. This project was being sold as an estate sale.
🧱
The project started out rocky with the neighbours because of the noise from demolishing the basement bathroom so they called the City of Oshawa on us. My partner (Jay) also got into a shouting match over permits, which we did not need due to no structural work being done.

Once the neighbours realized we were flipping the property and that was going to raise the value of their home, we all became friends and they even gave us their paint sprayer to use!

We both worked our asses off for 56 days straight in order to complete the project. Jay installed flooring without A/C in the house (which we had to get installed), I spent 12 days straight on a ladder painting the exterior, Jay put together IKEA furniture that seemed to have too many extra screws left haha and I learned how to use a saw real quick.

At $45,000 profit divided by the total number of hours spent on site for renovations (56 days*8 hours/day), we essentially got paid about $100/hour and thats 2 or 3x more than I would make as a Server in the hospitality game.

But enough about Us, we could not have done this project with those that provided us with private loans to cover the downpayment and renovations costs, so huge thank you to them!

I have been hearing this quote all over the social media world, what does it really mean?

Let’s say you’re saving up for a downpayment on a home. The home costs $400,000 so you need a downpayment of 20% which is $80,000.

You have $5,000 in savings so you commit to saving $15,000 per year for the next five years in order to reach your goal of $80,000.

Sounds simple. BUT, you didn’t take into account the increasing value of the home you’re trying to buy!

Stay with me.

Let’s say the real estate market is increasing by a modest 5% per year. That $400,000 property would be worth $510,512 in five years.

So you would need $102,102 saved for downpayment. Well it looks like you’re approximately $22,000 short. And we haven’t even considered your income needs to be higher to qualify for a mortgage because the property is worth more!

𝐖𝐡𝐚𝐭 𝐚𝐫𝐞 𝐲𝐨𝐮𝐫 𝐨𝐩𝐭𝐢𝐨𝐧𝐬?

1️⃣ Hope your salary continues to increase with real estate prices and receive a sizeable bonus (leaving your future in the hands of your employer).

2️⃣ Hope you find a significant other and pool your resources together (leaving your life in the hands of finding “love”).

Or

3️⃣ Invest your $5,000 today, and then continue to invest your savings each year so that your savings keeps up or outpace the annual real estate market (taking control of your future).

Simple.

𝐂𝐨𝐧𝐭𝐚𝐜𝐭 𝐦𝐞 𝐭𝐨𝐝𝐚𝐲 𝐭𝐨 𝐭𝐚𝐤𝐞 𝐜𝐨𝐧𝐭𝐫𝐨𝐥 𝐨𝐟 𝐲𝐨𝐮𝐫 𝐟𝐮𝐭𝐮𝐫𝐞.

Real estate investment trusts also referred to as a “REIT” is one of the easiest ways to invest in real estate.

A REIT is a company that owns, finances and operates a portfolio or group of real estate properties that produce income.

You bring some of the money, the REIT does all of the work!

😃 𝐋𝐨𝐰 𝐑𝐢𝐬𝐤: real estate is generally a low risk investment because risk is reduced due to how long one can own it.

😃 𝐈𝐧𝐜𝐨𝐦𝐞 𝐒𝐭𝐫𝐞𝐚𝐦: REITs pay out dividends or a profit share to shareholders/investors.

😃 𝐆𝐫𝐞𝐚𝐭𝐞𝐫 𝐀𝐜𝐜𝐞𝐬𝐬: the ability to invest in a market that would be hard to achieve along.

😃 𝐑𝐞𝐚𝐥 𝐏𝐫𝐨𝐩𝐞𝐫𝐭𝐲: ownership of real estate with having to hold a mortgage.

😃 𝐂𝐚𝐩𝐢𝐭𝐚𝐥 𝐀𝐩𝐩𝐫𝐞𝐜𝐢𝐚𝐭𝐢𝐨𝐧: the value of the properties in the portfolio will appreciate over time which gives the company a higher valuation in the future.

😕 𝗟𝗼𝗻𝗴 𝗧𝗲𝗿𝗺: it could take sometime to receive income or dividend from the REIT or to see a return on investment.

😕 𝗡𝗼𝗻-𝗹𝗶𝗾𝘂𝗶𝗱: unless you buy a REIT from an exchange, your investment will not be accessible for at least 4-6 years.

😕 𝗟𝗼𝘄 𝗗𝗶𝘃𝗲𝗿𝘀𝗶𝗳𝗶𝗰𝗮𝘁𝗶𝗼𝗻: REITs usually hold one type of property (eg. Commercial, cottages, malls) so if that sector takes a hit, the entire value of the REIT will as well.
