โ๏ธ With EOFY approaching and recent Federal Budget changes now in play, itโs a timely moment to pause and review your tax and investment position before 30 June.
Several adjustments have implications for property holdings, deductions, and broader investment structuring โ meaning positions that made sense last year may need a second look.
Key areas worth reviewing now:
๐ฐ Timing of deductible expenses and contributions
๐ Property and investment structuring in light of recent changes
๐ Superannuation contribution strategy
๐งพ Record-keeping ahead of year-end reporting
โณ Any actions that need to be completed before 30 June (not after)
For many Irish expats in Australia, these considerations often sit across multiple income streams and jurisdictions, making proactive planning particularly important.
The key point is simple: the opportunity sits before year end โ not at tax return time.

๐ฎ๐ช Own Irish property but live in Australia? This is where it gets tricky ๐ฆ๐บ
Cross-border tax mistakes are common โ and costly โ for Irish expats.
โ Irish rental income taxed in Ireland
โ Declared again in Australia
โ Foreign tax credits applied correctly
โ All filings up to date before any sale
At OโConnor Emmet, we hold a dual tax practitioner licence, allowing us to manage both Irish and Australian tax obligations โ properly and seamlessly.
๐ If you havenโt reviewed this recently, now is the time.

๐จ Selling Irish property while living in Australia? Read this first ๐ฎ๐ช
Hereโs what many Irish expats donโt realise ๐
Under Irish legislation, solicitors cannot release sale proceeds unless all Irish tax affairs are fully up to date and paid in full.
This includes:
โข Rental income tax
โข Late filings
โข Interest & penalties
Even if tax has already been paid in Australia, Irish Revenue can still assess unpaid Irish tax at sale time.
Weโre seeing more and more expats hit with large, unexpected tax bills just when they expect settlement funds.
๐ This is avoidable with the right advice.

The Double Tax Trap (Awareness)
๐ฎ๐ช Irish Expats in Australia โ this catches people out every year ๐ฆ๐บ
Weโre seeing Irish expats unintentionally paying double tax on Irish rental properties โ simply because returns arenโt lodged correctly.
Hereโs the rule ๐
๐ Irish rental income must be declared in Ireland first
Then declared in Australia, with a foreign tax credit claimed for Irish tax already paid.
โ Declaring the income only in Australia does not protect you from Irish Revenue.
Many people donโt realise this until years later โ when the cost is far higher.
At OโConnor Emmet, we specialise in Irish expats and manage both Irish & Australian tax returns under the Double Tax Agreement.
๐ฉ Get it checked before it becomes costly.
