TAX RETURN TIME - 31 OCTOBER WILL BE HERE BEFORE YOU KNOW IT

If you lodge your own tax return, the deadline is 31 October. This year, that falls on a Saturday, and the ATO allows lodgement on the next business day, so you have until Monday 2 November.

But here's a tip plenty of people miss - if you're on the books with a registered tax agent before 31 October, you can usually access later lodgement dates. That means less rushing and more time to get everything right.

September is the sweet spot. The July rush is over, the deadline crush hasn't started, and there's still time to chase up any missing receipts, statements or income details. Whether your return is simple or has a few moving parts, we'll make it feel easy.

Call Belinda at Bay Breeze Tax on 0457 885 285 to book your spot before the spring rush.

RENTAL PROPERTY DEDUCTIONS - GETTING THEM RIGHT

Own an investment property? The ATO has said that 9 out of 10 rental property owners make at least one mistake on their tax return, so this is one area worth slowing down on.

The most common trip-ups are simpler than you'd think. Repairs done soon after buying a property, and improvements like a new kitchen or bathroom, count as capital costs, so they're claimed gradually over time rather than all at once. And if you've refinanced your loan and used part of it for private spending, the interest needs to be split so you only claim the rental portion.

None of this is about missing out on deductions. It's about claiming them the right way, so there are no headaches down the track. Bring your records in and we'll go through them together. Call Belinda at Bay Breeze Tax on 0457 885 285.

SMSF TRUSTEES - DO YOU KNOW YOUR ANNUAL RETURN DATE?

Running your own super fund comes with one date that trips up plenty of trustees: the SMSF annual return. The thing is, there isn't one single deadline.

If your fund is newly registered and you're lodging your first return yourself, it's generally due by 31 October. Established funds that self-lodge usually have until 28 February, and funds that lodge through a tax agent may have as late as 15 May.

The catch? Your fund needs its independent audit done before the return can be lodged, and auditors get busy fast. September is the perfect time to gather your paperwork and confirm exactly which date applies to your fund.

Not sure where your fund sits? Give Belinda at Bay Breeze Tax a call on 0457 885 285, we'd love to help you tick this one off early.

PAYDAY SUPER - WHAT SMALL BUSINESSES NEED TO KNOW

If you employ staff, the way you pay super changed on 1 July this year. Under Payday Super, super now goes in every time you pay wages, not once a quarter, and it must reach your employees' funds within 7 business days of payday. It's calculated as 12% of what the ATO now calls qualifying earnings. One more change: the ATO's Small Business Superannuation Clearing House has closed, so if that was your go-to, you'll need payroll software or another clearing house instead.

While you're in payroll mode, pop these in the diary too: monthly BAS or IAS for August is due Monday 21 September, and the July to September quarter wraps up on 30 September, with that BAS due 28 October.

Hopefully you’re across all of this by now, but if not you don't have to sort it alone. Call Belinda at Bay Breeze Tax on 0457 885 285 and we'll help you get it running smoothly.

YOUR SMSF DESERVES MORE THAN A ONCE-A-YEAR THOUGHT

Running your own super fund comes with real advantages, and a few non-negotiables that arrive every year about now.

With 30 June behind us, your fund needs its year-end housekeeping: assets valued at market value as at 30 June, contribution and pension records tidy, and everything ready for the independent audit before the annual return is lodged.

None of it is hard when it is organised early. All of it is stressful in a last-minute rush.

If your SMSF paperwork is still in the "I'll get to it" pile, let's get to it together.

PROPERTY INVESTORS: TAX TIME IS YOUR TIME

If you own a rental property, this is the season your paperwork earns its keep.

The difference between an average return and a well-prepared one usually comes down to records: loan statements, agent summaries, rates and insurance, repairs and maintenance, and a depreciation schedule if you have one.

Gather them once, properly, and the rest gets much easier. Miss things, and you could be leaving legitimate claims on the table.

Not sure what counts, or whether your depreciation schedule is up to date? That is exactly the conversation we love having.

Bring us your shoebox. We mean it.

PAYDAY SUPER: HOW IS IT ACTUALLY GOING?

We spent months helping businesses get ready for Payday Super. Now it is live, and August is the month to check it is actually working.

A quick self-check for employers:

Is super going out at the same time as wages, every pay run? Are contributions reaching your employees' funds within the required window? Is your cash flow coping with the new rhythm, or are some pay runs feeling tight?

Little wrinkles are normal in the first months of any new system. Catching them now, before they become a pattern, is what keeps you clear of penalties and stress.

If something is not flowing the way it should, we can help you smooth it out.

AUGUST DATES WORTH DIARISING

New financial year, same busy calendar. Here are the August dates to have on your radar:

21 August: July monthly BAS due, if you lodge monthly.

25 August: April to June quarterly BAS due, if you lodge through a tax or BAS agent (one of the perks of using one: extra time).

28 August: Taxable Payments Annual Report (TPAR) due if your business pays contractors for building, cleaning, courier, IT or security services.

A little planning now beats a scramble later. If any of these apply to you and you are not sure where you stand, we are happy to help you get sorted.

Have you received a letter or email asking you to pay hundreds of dollars to renew your business name?

You're not the only one!

Every year, Australian business owners receive official-looking notices from private companies offering to renew their business name for a fee that is often significantly higher than the actual renewal cost.

These notices can look convincing, but they are not from ASIC.

If your business name is due for renewal, ASIC will send an official renewal notice directly to you. You should only pay renewal fees through ASIC or your registered agent.

Before making any payment:
✔ Check who the notice is from
✔ Verify the amount owing
✔ Confirm it references ASIC
✔ Contact your accountant if you're unsure

A quick check could save you money and help you avoid falling victim to a scam.
If you've received a business name renewal notice and aren't sure whether it's legitimate, contact us before making payment.
