A recent THG client needed funding to refinance existing land and cover the full construction costs of a proposed rooming house.

The final structured provided:
• Approx. $1 million in funding
• > 60% loan to value ratio
• > 30% existing land equity
• 100% of construction costs funded

The application reached conditional approval in approximately 2.5 weeks, with settlement approximately 3.5 weeks later.

The transaction shows why the property type, project costs and lender requirements need to be considered when arranging development finance.

The $20,000 instant asset write off does not mean your business gets $20,000 back.

For eligible small businesses, it can allow the business portion of eligible assets costing less than $20,000 to be deducted immediately. The deduction reduces taxable income, and the actual tax benefit depends on the circumstances of the business.
