"I've been paying my mortgage for 5 years... why does it feel like I've hardly made a dent?"

After more than 20 years in banking and mortgage broking, it's one of the questions I've been asked the most.
The answer surprises a lot of people.

When you first take out a home loan, your loan balance is at its highest.
Because interest is calculated on the balance you still owe, a larger portion of your early repayments goes towards interest, while a smaller portion goes towards reducing your principal.
As you continue making your repayments, your principal gradually reduces.

That means you're paying interest on a smaller balance each month, so more of your repayment starts reducing your principal and less goes towards interest.

It's not because the bank is changing the rules.
It's not because they're "front-loading" interest.
It's simply the way home loans are designed to work.

That's why many homeowners reach the five-year mark and think...
"I've been paying thousands of dollars every month... why doesn't it feel like I've made much progress?"

The good news is that this gradually changes.
As your principal reduces, more of each repayment goes towards paying down your loan and less goes towards interest. In other words, your mortgage starts building momentum.
It's also why strategies like making extra repayments, using an offset account effectively, or simply having the right loan structure from the beginning can make such a significant difference over the life of your loan.

That's exactly why we developed our Mortgage Game Plan Calculator.
Rather than relying on guesswork, it allows us to model different strategies and show clients how small changes today could potentially reduce their principal faster and help them become mortgage free years sooner.

Because sometimes it's not about working harder...
It's about having a better Game Plan.

There's been a lot of media lately talking about falling property prices and the impact on first home buyers, particularly those who purchased with smaller deposits.

While those headlines grab attention, I think it's important to keep things in perspective.

If you've bought a home to live in and you're planning to be there for the next 5, 10 or even 20 years, a short-term drop in value isn't necessarily the disaster some are making it out to be.

Property goes through cycles.

Sometimes prices rise quickly. Sometimes they level out. Sometimes they go backwards for a period.

That's always been the case.

For owner-occupiers, I think the more important question is:

**Can you comfortably afford the home?**

Because if you can comfortably make the repayments and you're not planning on selling anytime soon, what the property is worth this month or next year may not be that important.

I remember when my wife and I bought our family home back in 2010 for around $550,000.

About 12 months later, the bank did a valuation and it came in roughly $50,000 below what we'd paid for it.

Did I love hearing that? Absolutely not.

But we weren't looking to sell.

So we kept making our repayments, enjoyed living in the home and got on with life.

When we eventually sold the property around 13 years later, it had more than doubled in value.

Now that's not a prediction, and it's certainly not a guarantee that every property will do the same.

But it is a reminder that short-term property values and long-term property values can be very different things.

The people who tend to get hurt most in a falling market are often those who are forced to sell at the wrong time.

For homeowners planning to stay put for years to come, short-term market movements are often just part of the journey.

Buy within your means.

Keep a buffer where possible.

Focus on what you can control.

And don't let short-term headlines distract you from the reason you bought the home in the first place.

Focus on affordability, not FEAR.

Focus on the long term, not the next HEADLINE.

Most people think refinancing is all about getting a lower interest rate.

The reality is that how your loans are structured can often make just as much difference.

Recently I helped a couple refinance and consolidate their home loan, car loan and credit cards into one simpler loan structure.

The result?

✅ Around $1,100 per month back into their household budget
✅ One repayment instead of multiple debts
✅ No extension to their remaining home loan term

Now, every situation is different and these results won’t be the same for everyone, but it’s a good example of why it pays to review your lending every few years.

If you’ve got a mortgage, personal loan, car loan or credit card debt, it may be worth seeing whether there is a better way to structure things.

As a mortgage broker, I have access to over 90 lenders and can compare options across the market.

Many Australians could borrow less today than they could in January.

Even if rates haven’t moved dramatically, borrowing power can still change depending on how lenders assess your application.

Assessment rates, existing debts, living expenses and lender policy all play a role.

The good news is every lender assesses things differently, so having the right strategy can still make a huge difference.
In the current market, choosing the right lender and working with an experienced mortgage broker who understands different lender policies, can make a significant difference.

One of the biggest things causing stress for households right now isn’t always the mortgage itself…
It’s the combination of:
• Home loan repayments
• Car loans
• Personal loans
• Credit cards
• Rising living costs
Different repayment dates.
Different interest rates.
Different lenders.
In some situations, restructuring debts into one simpler loan structure may help improve monthly cash flow and make finances easier to manage.
And importantly — that doesn’t always mean extending your existing loan term.
A lot of people assume the only way to reduce repayments is by resetting back to 30 years, but that’s not necessarily the case. Structure matters.
Every situation is different, but if your finances feel messy or cash flow feels tight, it may be worth reviewing your options.

One thing we're noticing in conversations with borrowers lately…
A lot of people aren’t necessarily in financial stress, but they are mentally tired from constantly thinking about money.
Over the past few years we’ve had:
• rapid interest rate rises
• higher living costs
• insurance increases
• pressure on rents
• uncertainty around property policy and the economy
For many households, it’s less about panic and more about wanting clarity and control again.
Most clients I’m speaking with right now are simply looking for:
• certainty around repayments
• better cash flow
• cleaner loan structures
• options moving forward
• and confidence they’re still on the right track
It’s a good reminder that finance conversations are rarely just about numbers.
Sometimes people just want someone to help simplify things and explain their options properly.

12/05/2026

Last night’s Federal Budget delivered one of the biggest proposed structural changes to property investing Australia has seen in decades — particularly around negative gearing and Capital Gains Tax.

The Government’s direction is pretty clear:
• reduce investor demand for established homes
• push investors toward new construction
• improve opportunities for first home buyers

Key proposed changes include:
• Negative gearing restricted to new builds only from July 2027
• Existing investment properties grandfathered (Great News!)
• Potential changes to the current 50% Capital Gains Tax discount
• More incentives focused on new housing supply rather than existing properties

Working as a mortgage broker every day with owner occupiers, investors and families trying to get ahead, this feels like a major shift in the Australian property market.

A few things I think are worth watching closely over the next couple of years:

1. Investor behaviour will change
Some investors will likely bring forward buying decisions, while others may shift heavily toward new builds and development opportunities.

2. Housing supply is still the real issue
Tax changes alone won’t fix affordability if Australia still can’t build enough homes efficiently and affordably.

3. Loan structure will matter more than ever
Offsets, loan splits, deductible debt management and long-term planning could become even more important moving forward.

4. Existing investment properties may become more tightly held
If future investor incentives mainly favour new builds, quality established properties could become even more valuable over time.

But there’s another angle I don’t think enough people are talking about yet…

Foreign investors are already generally pushed toward NEW properties and off-the-plan developments in Australia.

If local investors are now also pushed heavily toward new builds to retain tax effectiveness, we could end up with:
• foreign investors competing for new stock
• local investors competing for new stock
• first home buyers competing for new stock
• while the construction industry remains heavily constrained

There’s a real possibility this could place further upward pressure on parts of the new-build market rather than improving affordability the way many expect.

Because Australia’s problem isn’t just demand.

It’s also:
• labour shortages
• planning delays
• infrastructure bottlenecks
• builder collapses
• high construction costs
• developer funding pressures

Interesting times ahead for borrowers, investors, brokers and first home buyers alike.
