The SMSF sector just posted its strongest opening quarter on record.
The latest ATO figures put some hard numbers behind what a lot of firms are feeling on the ground:
→ 672,805 SMSFs now operating in Australia
→ 1,239,977 SMSF members, and counting
→ $1.06 trillion in total estimated SMSF assets
→ 38,885 new funds added in the past year alone, a 6.1% increase
→ $7.76 billion has flowed out of industry funds into SMSFs in the year to March 2026, more than double what it was just a few years ago
That's not gradual growth. That's a sector adding funds faster than most firms can add staff.
More funds under administration means more compliance obligations, more audits, more client queries, and less room for error. The firms managing this well aren't necessarily hiring their way through it. LRBA changes are now law. Is your fund's paperwork ready for 10 August?
The legal details have been covered everywhere. What matters just as much: what your fund's records actually need to show.
From 10 August 2026, new LRBAs for residential property must meet the business real property test. Existing arrangements are grandfathered - but "grandfathered" only holds up if the paperwork proves it.
Before 10 August, funds need to have:
→ Contract date evidence clearly on file - the exchange date is what protects the arrangement, not the settlement date
→ Bare trust documentation reviewed and current
→ Refinancing arrangements checked - confirmed unaffected by the ATO, but still worth verifying against your fund's specific structure
→ Loan terms, LTV ratios and related-party arrangements documented at arm's length - increased ATO scrutiny on protected LRBAs is expected
If any of this is sitting in inboxes instead of a file, now's the time to fix it, not after the ATO asks.
